Harvard Square is a 15-20 minute walk and you have your choice of restaurants and pubs along Mass Avenue. Head in the other direction and you'll be in Davis Square - with lots more places to eat and drink, funky boutiques, and a movie theater.

Since 2007 five two-bath condos have sold for prices ranging from $337,000 to $360,000. The average sales price was $352,200.

Just one two-bedroom, one-bath condo has sold recently. That condo sold for $325,000 in 2009.

Monument marking the site of John Winthrop's home in the Ten Hills neighborhood of Somerville MassachusettsTen Hills Neighborhood - Somerville MA Real Estate and More The Ten Hills neighborhood in Somerville is a pocket neighborhood bordered by the Mystic River, Route 28 and Route 38.

Like many modern day neighborhoods, the boundaries of what we think of as Ten Hills has shifted over the years. Ten Hills actually encompassed a much larger area extending to what is now Broadway between Main Street and Foss Park.

Originally Ten Hills was even larger - a 750 acre farm deeded to Massachusetts Bay Colony Governor John Winthrop in 1630. More than half of the farm was in what is today Medford. The monument in the picture at right marks the spot on the corner of Shore Drive and Governor Winthrop Road where Winthrop's house once stood.

There are several other streets in the original Ten Hills neighborhood that commemorate subsequent owners of the farmland in Somerville including Derby, Jaques and Temple.

The portion of the Ten Hills farm that makes up what we think of today as Ten Hills was developed at the end of World War I. A dozen blocks of multi-family houses and some single family homes were built. The parallel streets, intersecting Temple Road are:

  • Bailey Road
  • Governor Winthrop Road
  • Puritan Road
  • Putnam Road
  • Ten Hills Road
  • Shore Drive

There are also two shorter, one-block streets - Crest Hill Road and Melville Road.

Today Ten Hills is a tight-knit neighborhood, with densely built, lightly traveled streets which end at the Mystic River's banks.

The Boys and Girls Club of Middlesex's Blessing of the Bay Boathouse at 32 Shore Drive, on the banks of the Mystic River, offers canoe and pedal boat rentals in the summer. There is a paved path along the river.

Stores include the Christmas Tree Shop, Staples, TJ Maxx, and KMart. An IKEA, over ten years in the planning, is scheduled to be built at Assembly Square and as part of that development an Orange line T stop will be added at Assembly Square between the Wellington and Sullivan Square stops.

Ten Hills Real Estate:

In the last two years real estate sales in MLSpin in Ten Hills included:

One single family home sold for $420,000

Two family houses sold between $391,400 and $570,000. The most expensive two-family had water views.

Only one three-family property sold for a sales price of $400,000 in 2008. That property was then converted and sold as condominiums.

Those three condos are the only Ten Hills condo salesin MLSpin during the last two years. The condos sold for $187,000, 217,000, and $225,000.

Other condo options in Ten Hills include the 24 townhouses on Governor Winthrop. The townhouses were built in the 1980s and some have river views. Several years ago Governor Winthop townhouses sold in the mid to upper $300,000s. There are also a half dozen townhouses close by on the Fellsway near Shore Drive that were built in the late 1980s. One townhouse condo sold in 2008 for $365,000.

Spring Hill - Somerville Neighborhoods - Somerville Real Estate and More

Shingled Victorian with stone foundation and stained glass windowsThe Somerville neighborhood of Spring Hillis popular with Somerville real estate buyers who appreciate the varied architecture and the proximity to Porter Square and Cambridge. Spring Hill provides beautiful views of Cambridge and Boston.

Once the site of orchards and farms, Spring Hill, like much of Somerville in the early to mid-1800s, was a country retreat of sorts for Bostonians who were able to purchase less expensive house lots than were available in the city. Development was spurred by the by the extension of nearby rail, horse-car, and electric streetcar lines.

Most development took place in the neighborhood between the 1840s and early 1900s. Spring Hill has a fine selection of Greek Revival houses and Victorians including Italianates, Gothic Revivals, Queen Annes, and Second Empire Mansards. Large houses were built in the neighborhood as well as smaller workers' houses and attached houses. In the early 1900s triple-deckers filled in the remaining land.

Today Spring Hill condos can be found in converted multi-families and triple-deckers and at the Carr School which was converted to condominiums after it closed in 1980. There are also apartment buildings from the 1960s and 1970s that have been converted to condominiums.

Opposite the Carr School is the Enoch Robinson Round House a local landmark that is at long last being restored by its new owner.

Greek Revivial double house with columned porchThe geographic boundaries of Spring Hill extend from Central Street as far north as Willow Avenue. Nowadays, in real estate terms however, the streets closer to Porter are usually considered part of the Porter Square neighborhood with the boundaries of Spring Hill for real estate purposes typically not extending beyond Cedar Street.

Spring Hill Somerville Real Estate Sales

In the last two years:

Single family homes in Spring Hill sold between $290,000 and $970,000. The most expensive sale was for a newly consructed house.

Condos on Spring Hill sold between $218,000 and $733,750. The least expensive condo was in a 1960s converted apartment building. The most expensive Spring Hill condo was a newly renovated condo in a grand Victorian.

Spring Hill two-family houses sold between $403,000 and $650,000. Three-unit properties sold for prices between $585,000 and $835,000.

The Colonial Village Condos - Arlington MA Condominiums

Colonial Village sign surrounded by flowers and treesThe Colonial Village Condos in Arlington MA are some of the least expensive condominiums in Arlington Massachusetts and excellent opportunities for first time real estate buyers.

Built in 1962, Colonial Village is on Colonial Village Drive off Lowell Street. The complex consists of 144 condos in a dozen three-story 12-unit brick buildings (it's a gross of condos!).

In the center of the complex is an outdoor pool. There is outdoor parking for residents but there is no guest parking. Most units come with one or two parking spaces.

In each building there are four apartments per floor. The first floor units are partially below grade. Smaller one-bedroom condos are approximately 420 - 440 sq. ft. Larger condos, configured as one or two-bedrooms, are in the 640 - 665 sq. ft. range. All the condos have one bath. Many have hardwood floors.

Many of the units have been renovated over the years. Others can be found in original condition with retro charm.

Current condo fees are approximately $250 to $350 per month and include heat and hot water.

Shopping and Recreation Near Colonial Village

Colonial Village Brick Condo BuildingArlington's popular swimming hole, the Arlington Reservoir - the "Res", is just down Lowell Street. The well-used Minuteman Bike Path is close by. The Crescent Hill Historic District is not far and the Arlington Heights shops along Mass Ave are an easy walk. Brigham's, a wonderful 5 and 10, a hardware store, Panera Bread and more can be found in the Heights shopping district. Trader Joe's is in one direction, Stop and Shop and Foodmaster in the other.

In 2008 Colonial Village sales included:

  • A first floor four-room two-bedroom condo, 635 s.f., sold for $145,000
  • A second floor three-room one-bedroom condo, 667 s.f., with two parking spaces, sold for $195,000
  • A first floor four-room, two-bedroom condo, 642 s.f. sold for $176,000

2009 sales include:

  • A 665 s.f. four-room two-bedroom on the 3rd floor sold for $158,000
  • A 638 s.f. four-room two-bedroom on the 1st floor sold for $142,500
