I have lived most folks experience and that is why I became a Relocation Specialist. It was built, beginning in 2000, on 306 acres in south-western Cary NCat the corner of Cary Glenn Drive and Carpenter Firestation Road. Cary NC Highcroft Homes for Sale can be found in this fabulous neighborhood that is located in west Cary just of NC 55 and Green Hope School Road. It was established in 2003 and completed in 2007. Closing Costs-What They Are & How Much You Should Expect to Pay

(These closing costs are for Cary NC real estate.)

Closing costs are the number one question that arises during my buyer's consultation. What are closing costs and how much should I expect to pay? The folllowing should do a fairly good job answering those questions. Remembering that the numbers that are given are approximate and are subject to change.

Loan Origination Fee - 1% of the loan

This fee is charged for originating the loan. It is expressed as a point or percentage of the loan.

Discount Points - Each point = 1% of the loan

A one-time charge used to adjust the price on the loan to prevailing market conditions.

Appraisal Fee - $325-425

A fee for a written statement of property value made by an approved appraiser.

Interim Interest - $20-75

Interest collect on the loan from the date of closing through the last day of the month (except when the closing takes place on the 1st day of the month)

Mortgage Insurance - Premiums vary based on coverage requirements

Generally required on mortgage with less than a 20% down payment. Mortgage insurance protects the lender from loss due to payment default.

Homeowner's Insurance - First year's premium is paid at closing

Lenders require a homeowner's insurance policy covering at least the amount of the mortgage. If the property is in a flood zone, flood insurance in mandatory.

Escrow Deposits - 2 months hazard insurance, taxes based on due date

Funds held in an account by the lender to assure future payment for such recurring items as real estate taxes, hazard insurance and mortgage insurance.

Attorney Fee - $450-500

the attorney is responsible for the title search, obtainin title insurance, handling and computing the closing statement, and recording the deed.

Title Insurance - $2 per $1000 of coverage

Protects against loss due to problems of defects in the title to a specifically described parcel of real property, which cannot be found or aren't found on public record. Title insurance will reveal any outstanding liens against the property and identify the legal owner of the property. A one-time fee payable at closing.

Recording Fees - Average $80

Fees paid at the courthouse for recording the deed, deed of trust, and any other recording documents.

Survey - $250-350

The measurement of the boundaries of a parcel of land, including the exact location of the house, easements, buffers, encroachments, and setback lines within the boundaries of the property.

Committment Fee - $350-595

Paid to the lender/investor at closing to cover the cost of underwriting the loan and issuing loan commitment.

Tax Service Fee - $70

One time fee paid to a company tha ensures the payment of real estate taxes from the lender's escrow account.

Terminte Inspection - $75-125

A report from a NC licensed pest control operator identifying any wood-destroying insects and sny resulting damage.

Home Inspection - $350-550

Performed by a licensed home inspector to determine the structural soundness and condition of the home

Cary NC Top 30 Appreciation Subdivision is a list many homeowners wait for every year, the who's who of neighborhoods. Which neighborhoods are appreciating the most is a great way of knowing where your neighborhood stands amongst the many. Moving to Cary NC can be a big decision. I often tell my clients this because it is so true, it was when my family was transferred here in 1995. We had so many questions. One question that comes up with many folks from other parts of the country when visiting is, "Which neighborhoods experience the highest re-sale appreciation rates?" Below is that answer. Cary NC West Park Homes for Sale

Cary NC West Park Homes for Sale is right around the corner from my own home and is a favorite on my tour of Cary NC neighborhoods. It's located right off NC 55 near High House road.  It was built in the mid 1990's. Homes range in size between 1700-2800 square feet.  The average price point is 326,867.  West Park rated SIXTH in the Top 30 Appreciation Cary Subdivision (TARR Report)  Average appreciation for the past 13 months 4.4%.  Average years of ownership is 9 years. 

While moving to Cary NC is a big decision a neighborhood like West Park makes it easier. The true beauty of the West Park community is the setting around a large pond filled with geese and surrounded by a walking trail.  The gazebo is a family favorite for pictures and has a waiting line on prom night. 

The pond is the focal point and the streets are cul-de-sacs that stem out from the central pond area, a unique design that allows families to bond and create community.

The day I was out taking pictures was teacher workday and the kids were off school.  I was taken aback by the activity; kids playing tennis, riding bikes on the train, fishing in the creek, simply playing.   It was reminded of those Norman Rockwell pictures of Americana. West Park truly had that feeling that day.  So when you're out looking for Cary NC homes for sale remember West Park neighborhood.

Cary NC Highcroft Homes for Sale is the next stop on my tour of Cary NC and this fabulous neighborhood is located in west Cary just of NC 55 and Green Hope School Road. It was established in 2003 and completed in 2007. The neighborhood consists of 287 homes, average lot size .34, average home value $513,000. Both the lot size and home value averages need a bit of “spainin”, as we say down south.

Highcroft homes for sale consist of two price points, the first ranging in the mid-$400,000 with lot sizes in the +/-.20 range. The second price point ranges from the high $400,000 to low $500,000 with lot sized in the +/- .30 size. All beautiful homes built with the latest custom features. When it comes to Cary NC Highcroft homes for sale ranks high.
