Due to the large inventory of homes on the market In Cape Coral/Fort Myers and a tremendous amount of short sales, shrewd buyers are specially looking to purchase"deals": and often these are short sales.Buying a short sale can be complex and frustrating.

There are however a few tips which may help you before you make an offer on a short sale.These tips are not a bullet proof guaranty that the Lender will accept your offer, but they will increase your chances to have an acceptance and be that proud owner.
be prepared:be pre-qualified and have your interest rate locked for 30-45 days.You should have this document ready when you make an offer.

Chances are the few properties you are interested in will have already an offer on them. Banks accept multiply offers and will go for the highest bidder and the best credit score.You can play that game and also have multiple offers on different properties.
make sure that the Listing Agent has a strong relation with the lender's negotiator.You want to know if the acceptance will take 30 days or 3 months.personally I won't want to wait 3 months and have someone else passing in front of me.

Bring your best offer. Have your agent do a precise comparable and you will know if you can go $10K or 20K over the asking price. It has to make sense.Remember many short sales are listed at loopy low prices to attract some action and offers but that doe snot mean that the lender is even close to that price.
Put a stronger amount in escrow.That is a not a crucial point but i would suggest to put $3,000 and over instead of the usual $1,000.Offer to close within 30 days or even 3 weeks.
If you are going to buy in 2 or 3 months do all you can to fix some of these debts which are messing up your credit scores.
And last ask the Listing Agent if the negotiator will accept money put in escrow for "repairs", specially the type that are so basic as electrical, plumbing and AC ...some negotiators will rather accept to put money in escrow for these repairs instead of having the home not sold. I said " some" so there will be some negotiating to do.

With all the stress we all go through in our business, we all need to get away from the daily grind. Work can be exciting. These days, I have been showing a lot of homes in Cape Coral and Fort Myers and my clients are easy going and fun to work with, but taking a little break can be revitalizing. Two weeks ago as I was contacting a few clients one after the others I hit a wall. It didn't matter how positive the conversation was on the phone.I missed something. These are potential buyers who took the time to fill up their contact information either through AR or my personal web site. These days, and I don't blame them, they want either to work with an agent who has some experience with foreclosures and short sales or knows where the better deals are.

It does help if you have done some BPO's or if you know how they are done. Among these buyers which I reviewed their requirements and the added notes I wrote down or typed.I noticed that one particular buyer was very clear that he was not afraid to by a short sale but also had concerns..He had one negative experience with an offer on a short sale a while back. Then it became very clear to me that if he was going to work with me I had to show that I knew short sales or where the deals are.
I then decided to send a link to one of my blogs on short sales to my client. Three days after he decided to make an offer on a short sale.

There were a few factors which made the buyer decide to work with me more promptly, and when they choose someone else I cannot, will not take it personally.Just move on.But that blog I sent from Active Rain did reassure my client of my experience with such properties and make him feel more confident of the whole process. He did buy in Cape Coral on the third day a great looking home.
The offer was accepted by the lender under 72 hours.That is unusual but we knew before hand it would happen. The whole process from acceptance to closing will take 3 weeks and the property is looking very good to close on sept 2, 2008.
It didn't hurt that the Listing Agent had done her home work.Because of the type of market we are in, the buyer and I agreed to view only homes where the relation between agent and lender was excellent and response to offers faster then the norm. He didn't want to wait 2 months for an answer.Banks have improved that tremendously the last 5 months.But what started to make it work is a blog fromActiverain.I don't think buyers/investors mind if you show them what you know.
