Today I had a meeting with owners of some of the properties that I have listed. I'm discovering the varying degrees of pricing, etc. from the owners prospective which is considerably different from my own as a realtor. Here are some of their comments.
1. Every owner believes that their property is worth much more than what they realistically should list it for.
2. If they can't sell it within 5 months they will lease it.
3. They will take it off the market and wait until spring.
4. Short sales frighten them...
5. Their homes need work, but they are generally not interested in too much because they feel they will not get any return benefits in this market.
6. Staging is a possibility, but that is considered our job.
7. They would really like to keep their property, but payments are too demanding.
I have just been reading a number of blogs regarding the real estate market...boy do I know how they feel...yes it is slow and yes prices have changed considerably...things are changing..anyone out there feeling more than optimistic? Would love hear from you..I am getting tired or reading about the blues. Let's get some enthusiasm and genuine ideas going to change things..sitting on our laurels is not going to do it!
