Ok, so my financial advisor once told me "YOU CAN'T CALL BOTTOMS, YOU CAN'T CALL TOPS!!" Guess what I'm going to call it - I think here in North Metro Atlanta we are scraping along the bottom. How do I know this? well I've been following some numbers very closely from local data bases and this is what I've determined**
Since September 2008 North Metro Atlanta hasn't seen that significant a dip in List Price vs. Sales Price. That's because the houses that are selling are priced to sell. These numbers are based on actual listed and sold homes. (when referencing North Metro Atlanta I am speaking of the area above I-20 and and inside of I-285)
The average DISCOUNT is only 10.85% this is taking into consideration FORECLOSURES (Click HERE for all Atlanta Foreclosures) in some more desirable neighborhoods of Buckhead homes are actually bringing FULL PRICE!! Hard to swallow especailly when we are bombarded with the negative media on a daily basis. Here is major contributing factor: Sellers who don't need to sell aren't selling. They are waiting for the market to come back and Sellers who need to sell are typically listening to their Realtor's advice and pricing their homes aggressively then selling close to full asking price!!
But wait there is more good news: Forbes.com recently published an article "Where Home Prices Are Likely to Rise" and Metro Atlanta was in the TOP 10 cities that will see a comeback in 2009. In fact we will be looking forward to a 27.9% housing start increase for 2009 one factor is that unlike other metropolitan cities Atlanta is averaging a 2% job growth rate, not to mention the cost of living is extremely affordable!!
Winston Churchill said it best "Be afraid when others are greedy, and greedy when others are afraid!" NOW is the time to buy, because once prices start going up the bottom will already be gone!

Atlanta is notorious for it's traffic and recently I have noticed an influx of empty nesters and commuters moving back inside the perimeter (I-285)... But where can you find a nice spacious home in the city that is close to shopping, restaurants has tons of charm and is priced under $400k?? --- ASHFORD PARK!!
Ashford Park is located northeast of the Atlanta city limits in DeKalb County (lower property taxes than the city). It is the ideal location for a young family or even a first time buyer. The homes, are still affordable many of which have been renovated, updated and added on to.
HOMES IN ASHFORD PARK -- $400k or less!!!
