Logan, Utah Real Estate Year in Review
Overall 2008 was a strong year for real estate in Logan, Utah. Total there were 474 homes sold. Prices ranged from $10,000 for a 2 bed 1 bath home with 980 square feet to $675,000 for a 4 bedroom 4 bath home with 5348 sq. feet. The Median sell price was $155,000 with the average being $160,662. For the year the average number of days on the market for sold homes was 68 days. The last few months have been a bit longer, but overall not bad.
Currently there are 212 homes on the market with 30 under contract. Winter in always slower for homes sells in Cache Valley, but I would suspect that if interest rates stay low, by spring things will began to pick up and 2009 will be another great year for real estate in Logan.

Hyde Park, Utah Real Estate Year in Review
Overall 2008 was a strong year for real estate in Hyde Park, Utah. Total there were 50 homes sold. Prices ranged from $65,000 for a 2 bed 1 bath home with 820 square feet to $580,000 for a 6 bedroom 5 bath home with 5040 sq. feet. The Median sell price was $236,000 with the average being $261,361. For the year the average number of days on the market for sold homes was 76 days. The last few months have been a bit longer, but overall not bad.
Currently there are 39 homes on the market with 5 under contract. Winter in always slower for home sells in Cache Valley, but I would suspect that if interest rates stay low, by spring things will began to pick up and 2009 will be another great year for real estate in Hyde Park.

Providence, Utah Year in Review
Overall 2008 was a strong year for real estate in Providence, Utah. Total there were 88 homes sold. Prices ranged from $85,000 for a 2 bed 1 bath home with 1200 square feet to $473,000 for a 6 bedroom 4 bath home with 5600 sq. feet. The Median sell price was $228,000 with the average being $242,086. For the year the average number of days on the market for sold homes was 93 days. The last few months have been a bit longer, but overall not bad.
Currently there are 65 homes on the market with 7 under contract. Winter in always slower for homes sells in Cache Valley, but I would suspect that if interest rates stay low, by spring things will began to pick up and 2009 will be another great year for real estate in Providence.

I read an article in the Deseret News this morning that said according to the Census Bureau Utah has the fastest growth rate in the US. Utah's population grew by 2.5% from July 2007 to July 2008. Arizona (2.3%), Texas (2%), North Carolina (2%) and Colorado (2%) round out the top 5.
Utah's population grew by 67,449 people to a total of 2.74 million. Of the new increase 43,212 people were from "natural increase" (births - deaths). The other 24,428 people immigrated to Utah, 17,605 from other states, and 528 from other countries.
The good news for Utah Realtors is that we continue to grow. More people mean more homes. Even housing starts were up this year by 2.2%. I have seen that many people that left Utah try to return. Many of my friends left Utah for college or job opportunities, but are now returning to raise their families.

I was doing a little research and to see how many months supply of homes are on the market in different towns in Cache Valley.
As a whole there are 692 residential properties for sale in Cache Valley. In November only 51 sold and so far in December only 39 have sold. That means that at this rate Cache Valley has about a 15 month supply of homes.
North Logan has 63 homes for sale and 1 sold in November and 1 have sold in December. At this rate North Logan has about a 63 month supply of homes.
Hyrum has 63 homes for sale and 3 sold in November and 3 have sold in December. At this rate Hyrum has a 21 month supply of homes.
Smithfield has 71 homes for sale and 5 sold in November and 3 have sold in December. At this rate Smithfield has about a 18 month supply of homes.
Hyde Park has 40 homes for sale and 2 sold in November and 5 have sold in December. At this rate Hyde Park has a 16 month supply of homes.
Providence has 65 homes for sale and 3 sold in November and 4 have sold in December. At this rate Providence has about a 15 month supply of homes.
Nibley has 49 homes for sale and 8 sold in November and 0 have sold in December. At this rate Nibley has about a 12 month supply of homes.
Logan has 215 homes for sale with 23 sold in November and 18 sold so far in December. At this rate Logan has about a 9 month supply of homes.
If you live in Logan and you are trying to sell your house you have better odds then any other town in Cache Valley
