My Snow Dog

What beautiful weather we are have in Logan, Utah today. I've shoveled my driveway twice already. The first time it was about 5 inches then I just finished and it had snowed about 3 more and it is still coming down.

My dog, pyper, loved it. I make snowballs and throw them then she takes off to go find them. Every now and then she will find one, but most of the time they just disappear and she searches everywhere for them and can't figure out where the went. It was good fun.

I saw this "new" home for sale in Logan, Utah couple of days ago. It looked like a house that I had showed a few months ago. When I click on the Tax ID to get the history it shows it is a new listing that has never been on the MLS before. When I look into it a bit more I found out that it is the same house I had show, and it has been on the market for over a year. It looks like the listing agent changed the Tax ID so that you can't see how long it has been on the market and how many price changes there have been.

Is this illegal? If it is legal is it ethical?

I sent an email to the agent and let him know that I think he had made a mistake when he entered the information into the MLS and that he might what to look into it and fix it. The Tax ID is for a vacant .07 acre lot. That was last week. Nothing has change. Does this happen a lot? What can be done about it, if anything?

Any advise for what to do next. Even if it is 'do nothing' let me know.

What a wonderful time of the year. I love the snow. This has been a great week of weather, and it looks like it will keep coming. My daughter and I shoveled the drive way while the dog and cat played in the snow.

Cache Valley is a wonderful place to live. I love the open space. I like to deer that visit my back yard, except when they eat my tulips in the spring. I love that I can be boarding at Beaver Mountain within 40 min. of leaving my house. So, Let it snow, let it snow, let it snow.

Where to put Utah.

Yesterday I was looking for a group that I could ask a couple of Utah specific questions to. In activerain there are 4991 groups as of today. The US is divided into 5 Regional Areas. The SW US, SE US, NW US, NE US and Mid US. I know my geography well enough to know that Utah is in the West, but the Southwest, or the Northwest? I searched both regions to find a Utah group, but was not able to so I started one. The problem was I wasn't sure were to put it. Southern Utah seems like it would fit in the Southwest with states like Arizona and New Mexico. Northern Utah would fit better in the Northwest Region with Idaho and Wyoming. What to do. Well, I decided that because I live in the Cache Valley, about as far north as you can get in Utah, this new group would be in the Northwest Region.

So now that that big issue is out of the way, I would like to invite you to join "We Love Utah Real Estate."

Why is today the best day to buy a home?

This morning my favorite lender gave me a call and told me that 30 year conventional fixed rates just dropped to 4.625 % (rates have bounced up a little, they are 4.75% as I type). I picked up the phone and started calling and texting everyone in my database to let them know this great news. One client that I have been looking at homes with for about 4 months asked why I was so excited about the rates. This article is what I explained to her, and I thought you might like to know what I told her.

In July when I first started looking at homes with this client she had met with a lender and could afford to pay a total of $1100 per month on their new home. After taking out taxes, insurance and mortgage insurance she was left with about $884 for principal and interest. This is why I was so excited. When we started looking in July, rates were 6.5% on a conventional 30 year fixed loan. At that rate they could afford a mortgage of $140,000. Today when rate dropped to 4.75% the exact same $884 will buy them a home worth $169,500.

Not only will the lower rate allow them to buy a larger home than they could buy just 4 months ago, prices have also come down a little in those 4 months. Every market is different, but in July the average price for homes for sale in Logan, Utah was $207,594. Today the average in $193,724. That is a 6.6% drop. Assuming that the 6.6% drop is across the board, a house priced at $180,687 would now cost $169,500.

I can only guess when the housing market will turn around, but I believe it is starting to level off, and will slowly start to go back up this summer. I also don't know what rates will do, but I don't think we will see them get much lower then this. I was always told to sell when everyone else is buying and buy when everyone else is selling and you will be way ahead.

Why is today the best day to buy a house? Rates are historically low, prices have come down, and the high supply of homes on the market gives buyers more ability to negotiate the price down more. If you are thinking of buying a home within the next year, now is the time to do it.
