This blog examines trends in the single family detached home market in Mt Pleasant SC for the first 2.5 months of 2009 compared to the same period in 06, 07 and 08. Or, this data is a look at "how are we doing so far?" compared to the same time periods for the three previous years. The exact dates used for each year were 1/1/year to 3/13/year.

Number of Homes Sold:

In the first 2.5 months of 2006 (237) single family detached homes sold in Mt Pleasant SC, in 07 (218) sold, in 08 (164) sold, and in 09 only(103) sold. From 2006 to 2009 that is a 57% decline in the number of homes sold in the first 2.5 months.

Average Price Per Square Foot:

In the first 2.5 months of 2006, the average price per square foot for a detached single family home in Mt Pleasant SC was $195.93, in 07 that number was up slightly to $198.37, in 08 the figure was $191.83, in 09 the average price was down to $165.91 per square foot. From 2006 to 2009 that is a 15% decline in the average price per square foot for a single family detached home in Mt Pleasant.

Average Sales Price:

The average sales price for a single family detached home in Mt Pleasant in the first 2.5 months of 2006 was $497,907, in 07 that figure was up to $517,017, in 08 the average was $499,205, and in 09 the figure was down to $415,274. From 2006 to 2009 that is a 17% decline in the average sales price for a single family detached home in Mt Pleasant.

Median Sales Price:

During the first 2.5 months of 2006 the median sales price for a single family detached home in Mt Pleasant SC was $417,500, in 07 that number was $431,000, in 06 that figure was $392,500, and in 2009 the median sales price was $342,500. From 2006 to 2009 that is an 18% decline in the median sales price for a single family detached home in Mt Pleasant.

Days on the Market:

Single family detached homes in Mt Pleasant SC spent only 53 days on the market in the beginning of 2006, in 07 they spent 106 days on the market, in 08 that figure was 137, and in the beginning of 09 that figure was 135. From 2006 to 2009 that is an 61% increase in the number of days on the market for a single family detached home in Mt Pleasant.

This blog examines how people are changing the way they purchase single family homes in Charleston SC (Charleston County). The comparison periods are 3/3/05-3/3/06 (05 market) and 3/3/08-3/3/09 (08 market). For the purposes of this article, we will compare; cash, conventional, FHA, and VA.

CASH

In the 05 market 5.88% of homes sold were cash deals and the average sales price was $473,591. In the 08 market 8.08% of the sales were cash and the average sales price was $503,158. That is a 2.2% increase in the percentage of cash sales and a 5.88% increase in the average sales price.

CONVENTIONAL

In the 05 market 92.5% of single family homes in Charleston County were financed through conventional means with an average sales price of $415,630. In the 08 market only 79.8% of such sales were financed conventionally with an average sales price of $407,169! That is a 12.7% decrease in the percentage of homes financed conventionally and 2.04% decrease in average sales price.

FHA

In the 05 market only .376% of homes were financed using FHA with an average sales price of $147,064. In the 08 market 8.77% of single family homes in Charleston County were financed using FHA with an average sales price of $200,655. That is a 8.39% increase in the percentage of homes financed using FHA and a 26.7% increase in the average sales price of an FHA financed home.

VA

In the 05 market .556% of homes were financed using VA with an average sales price of $172,941. In the 08 market 2.53% of homes were financed using VA with an average sales price of $210,442. That is a 1.97% increase in the percentage of homes financed through VA and a 18.03% increase in the average sale price of a VA financed home.

NOTES

The average sales price of a single family detatched home in Charleston County SC in the 05 market was $416,267 and 6,120 properties were sold. In the 08 market the average sales price was $391,628 and 2,885 sold. That is a decrease of 5.92% in the average sales price and 52.86% decrease in the number of homes sold.

    • The Milken Institute (2008) ranks the largest 200 metro areas in the US by: job creation, the ability to keep those jobs, and economic growth. In 2007 Charleston SC ranked 12th, in 2008 they ranked 10th (jobs!).

    • Inc.com (2008) ranked Charleston SC 6th in mid-sized metro areas for short and long term job growth, that's up from 15th the year before (jobs!).
