When my wife told me that we are going green with the new PG & E SmartAC program, I had no idea that they would do it in such a disrespectful, "Big Brother" fashion.
We were hosting a WCR "Woman Counsel of Realtors" fashion show meeting at our house when I noticed the house was getting hotter by the minute. The AC fan was on, but blowing hot air. I went outside & noticed that the compressor was not working. Thinking it was a blown fuse; I turn off the circulating fan (which was now heating the house) and drive off to purchase new fuses.
The new fuses did not make it start to work either, and the compressor never came back on...so, it left us to think our A/C had broken. It was a long hot night and the worry of a repair bill did not help. In the morning my wife mentions that PG&E recommends calling them first when the AC is out, but only between 8-5.
When we called they quickly explained that they turned our AC off for 4 hours without telling us! The system was to turn our compressor off and on at 15 minute intervals, but it failed. What are they thinking! 15 min on and 15 off with the fan blowing air through the attic ducts, does not work.
When I called to complain, the customer service person gave me a pass word and login to the SmartAC website to opt out permanently or daily. They have a good idea, but poor execution. The system could work if they sent a text warning 1 hour in advance, and if the shut off device shut down both the fan and compressor together. A better shut off location would be at the thermostat in the house, not outside at the compressor. My recommendation to all, is to opt out until they get it right.

The Second quarter home sales results for Contra Costa County are in and the numbers are great. Contra Costa County had a county wide increase of 21 % from the first quarter in 2009 and a 34% increase than second quarter of 2008! Is this the turning point? No one knows for sure, but with several homes receiving multiple offers and low interest rates, buyers need to act fast.
Many buyers are finding out way, by being out bided. They are missing out on the home of their dreams as they, "want a good deal". A home that was selling for $550,000 and now is $265,000 is a great deal.
My advice is to have your Realtor professional do the research and suggest a winning strategy. Asking for everything will not work in a competitive situation. Be realistic and go in and win!
