Cowlitz County Fair and Rodeo 2008

The Cowlitz County fair and rodeo 2008 is here, come and join the fun from Wednesday July 30th to Saturday August 2nd. Four days of pure fun and excitement awaiting kids, adults and everyone else in between willing to come and join the fun. The fair will begin with the kid's day parade on Wednesday at 11:00 a.m. and will be open daily from 10:00 a.m. to 10:00 p.m. with the usual variety of stands, games and rides for kids, teenagers and all daring parents. Then there is the variety of special schedule events like the Thunder Mountain Pro Rodeo, Demolition Derby, Cruise to the Fair-Open Car Show, Road Warrior paintball, Rodeo Queen Coronation and many, many more. Here we are at the end of May already, a time to take another look at the Cowlitz County real estate market activity. For the first time since the beginning of the year the numbers are in the negative side, there are more than 30 active listings and over 20 less homes sold than last month. See the home sales from the last few months April, March, February and January.

Below is a break down for the Cowlitz County home sales, active, pending and contingent listings, average prices and days on the market.

Active listings 803 with 130 average days on the market and average price of $292,705.

Contingent listings 8 with 115 average days on the market and average price of $305,338.

Pending listings 46 with 127 average days on the market and average price of $225,686.

Sold listings 56 with 85 average days on the market and average price of $171,698.

And again the most competitive price range is $250,000 - $299,900 with 134 active listings, 3 contingent, 4 pending and 6 sold.

The more active price ranges are $200,000 -$249,999 with 14 pending, 5 sold and $120,000 to 139,999 with 10 sold and 7 pending.

As stats show the Cowlitz County market is getting tougher and tougher' a good reason to price your homes correctly if you don't want it sit on the market.
