Is commission worth it when you don't have a clue?

I have never understood why an agent would accept a task they are not capable of doing just to get a commission. If you were not knowledgeable about commercial contracts would you sell commercial property? Would you take a short sale listing if you had never completed one nor had you had one ounce of education in short sales? I would like to think NOT but that is not what is happening. I have spent thousands of dollars learning the short sale process and have become a CDPE among other designations through the short sale education process to be as knowledgeable as I can be on this process before undertaking this task. We are never perfect but we can strive to be the best at what we are doing. We owe that to our clients and ourself. I continue daily learning as much as I possibly can to do this correctly and to protect everyone involved. My experience has been some agents take listings just to get leads or dollars from it and then when they actuallly get an offer on the short sale listing it is a disaster. It is your fudiciary duty in the state of MS to have full accounting and the duty to use skill, care and diligence to the seller (as i'm sure it is in all states). It is not demonstrating skill when you do not know the process at all. If you are going to accept the business KNOW the business you are in...this is not a traditional sale process. You may sell millions of dollars of real estate and be a great buyers/sellers agent but are you educated in the short sale process? Please take time and educate yourself via online classes, in classrooms, somewhere just please educate yourself to protect everyone and do the best of your ability to help your client avoid a terrible situation - Foreclosure or worse bankruptcy - which for some people means the loss of a job if you are in a position that requires security clearance, etc. Go to cdpe.com for more information about obtaining education. It is worth it!

I personally think it should be a requirement if you are going to accept the listing you should have gone through some formal education.

I am proud to be able to help homeowners in distress. I have recently had other real estate agents "knock" me for doing short sales and being classsified as an "expert" in this field. I take great pride in being able to help homeowners not just make a sell but to get them out of a stressful situation. All real estate agents with knowledge of the business can make their way through a sale but not all real estate agents can successfully complete a short sale. You as the homeonwer, definitely want an agent with experience and education to back them up when it comes to this ! Trust me - I have worked with (and am currently working with) agents who don't have a clue how to handle a short sale and it can create disaster on top of distress! Please do your homework - ask for references from the agent don't just take their word that they have completed short sales - get phone numbers and contact names of the clients whom they have helped out. You can be putting yourself into a worse situation by trusting this process to an agent with no experience in actually CLOSING short sales successfully. So for that agent who chooses to make light of my interest in being an "expert" in this field - shame on you! I love what I do and am more than happy to help homeowners in this situation.

With that being said, I also assist homeowners in every facet of real estate with buying or selling home in the traditional side of selling - I have closed hundreds of transactions so I am very well versed in the traditional sales as well. I choose to specialize in short sales at this time but am happy to work with everyone.
