•· Eliminate any potential tripping hazards, such as small rugs, that anyonen could trip or slip on. Avoid shiny but slippery waxes and treatments on smooth or exposed flooring

•· Make sure your insurance policy liability is adequate. $1,000,000 is typically a safe level of protection for many people. You should have a Personal Liability Umbrella as a piece of your ongoing insurance protection portfolio.

•· Make certain that all outdoor areas, yards, patios, and pathways, are free of debris. Leaves, pine needles, etc., can be very slick and slippery, particularly when wet.

•· Change sprinkler timers to go on early in the AM to assure that the outside walkways will be dry when someone views the home.

•· Dogs and cats must always be accounted for, for both the prospective buyer's safety and the safety of the animals.

Insurance Tips for Sellers - Part 1

Here are some insurance tips for sellers provided by Mike Kelty of State Farm Insurance for a Sellers' Seminar I prepared:

•· Remove any/all jewelry from bedrooms. Keep that jewelry in: a safe at your home, a safe deposit box, on your person, or at a family member's home during open houses. Any time others have access to your home via a lock box, all valuables must be in a secure place.

•· The sme advice applies for guns, firearms, and valuable small items on tables or visible surfaces.

•· Make certain that spare house and car keys are removed from key racks and garages.

•· Money is not secure in drawers!

•· On moving day, all jewelry, guns, firearms and small valuables should be removed prior to the arrival of the movers. The loss of the items is a very significant and constant problem.
