So you and your buyers are wandering through a new short-sale listing and the buyers want it!
Now what?
Hopefully most realtors are already taking these steps, if not it is a good reminder.
1. Ask the listing agent questions.
2. Research the Listing Agent.
3. If the agent is inexperienced, use a negotiator.

I always think its important to remember the perks of being a realtor.
This holiday season reminded me of one more reason.
There is a home in my town that was on the market as a foreclosure for over a year. It was a very large 1920s built home with gorgeous woodwork and hard-to-find charm. Because it sat on the market for so long, it began to need repairs, but the potential was always there. Finally it sold for under $100,000, which was unthinkable given its potential.

About a month ago, I drove by the home and it was lit up with christmas lights on every tier. It was remarkable!
I noticed this with 2 other properties around town over Christmas. They had also been vacant for months and are now filled with families and lights! It is a very satisfying feeling, especially if you have an emotional attachment to a house. Sometimes houses need a little affection too!
We have noticed in our local area, inventory is very low!
Homes that are priced relatively decent seem to be flying off the shelves.

I have noticed this mostly with homes under the $300,000 range. Anything above $300,000 doesn't see the same movement.
This is a good sign for those sellers who are teetering on listing their home. I'm convinced if they listed their homes right now, they would sell quickly. Also, a huge number of the homes that are listed are short sales. Therefore, the number of traditional sellers are even fewer.
Also, let's hope this helps drive some prices back up.
