Selling Homes in 2009

Through my closing this year I have learned that this is really a different market. In this market the homes that are selling quickly are the ones that are priced right and in great condition. My first sale of the year in January was a new home priced 60k below the average home in the subdivision. In February, I sold two homes, a foreclosure home that was refurbished from top to bottom and priced below all the other homes in the subdivision. Then, a home in East Atlanta Village that was in outstanding condition and priced at bottom line. In March, I had two sales, I sold a Freddie Mac foreclosure home that was like new and priced 40k lower than the average price in the subdivision that was on the market for only one day when I found it and went into multiple offers. Then, I sold a home that was the largest home in the subdivision on a full basement that was in outstanding condition and priced as low as foreclosure's on a slab. Now, in April I have two more sales, another Fannie Mae foreclosure home that was priced below all other homes with 20k in equity and in absolute top condition with new carpet, hardwoods, and paint. Finally another new home that is priced the lowest in the subdivision. I have few new clients that I am working with in their search for home. I have noticed that I have to do a search everyday. First, I call any homes I find that meets their criteria to make sure that the home is not already under contract or pending an offer. I have to check the tax record's to make sure that the home has a seasoned title. A seasoned title is a title that has no transfers for 90 days. Then and only then if everything is ok I can email the search to my client. After they choose the homes that they would love to see as a possible home that they would purchase, I have to recall and make sure that the homes is still available for an appointment. Then the home that my client falls in love with and would like to make an offer on, we have to hope that they're no other offers to lead us into a multiple offer situation. Because, remember to get the best deal on a home are the homes that are priced right and in great condition, and tell me who do not want these homes.

Rookie of the Year 2008

Yes, as a new Agent I accomplished "the Rookie of the Year". I have had 6 years as in real estate as an investor but I have been a Realtor for only one year. I had closed 14 transactions and 2 pending contracts making it 16 for 2008. 2008 was a tough year for many in real estate; but I did excelled. I have stated in recent blog's about how much I love my real estate career and today was a blessing for me to receive an award for my work. I thank my builder at Mossy Oak Townhomes for affording me the opportunity of being the on-site agent and selling 6 townhomes. I thank all of my clients and the referrals they have sent me. I look forward in working with you again. I thank you Results Realty for acknowledging my success.

I love my real estate career because.....

I love my Real Estate career because I want to encourage "America to take back the Pride in Home Ownership." With this market everyone says "It is time to buy". I agree completely. I ask you "Is it a bigger Risk to Buy in a Down Market or a bigger Risk to Buy in an Up Market?" Let us not only buy homes but let us take back our pride and fix up our homes from the mess the foreclosure market has left us. We can do it. I also love my career because I love to help first time home buyers to accomplish the American Dream.

Listing Homes in 2009

I have been on a couple of listing appointments already this 2009 year; clients wanting me to list their home to sell. It is kind of funny because really I want to list as many homes as possible to accrue more business; but I do not want to be unrealistic. If you do not have enough equity to price your home for buyers to come in with a low negotiable offer and with seller paying closing cost there is a low percentage of a chance to sell your home. Buyers today want to see some equity as well. With the down market buyers are wanting a deal; just in case they need to sell. It is the scare of the economy. I have had to look into the eyes of people who really want to sell their vacant home and tell them to rent or lease the home. They do not know what it is like to be a landlord; but it is time to find out if you do not have the equity to support the buyers market. This is the way I look at a neighborhood. You have the perfect condition home's (which we are calling the retail homes), fixer upper's (which we call them the wholesale - includes foreclosure), and the new home's. The retail home still needs to be price accordingly; the highest priced homes in the subdivision are the hardest to sell even if it is the best and perfect. The same retail home in the same subdivision and priced just over the wholesale homes are the fastest selling homes in today's market. If the home is not in perfect condition then it lies in with the foreclosure wholesale price. These homes have a lot of work to be done and the equity should be enough to cover both sales price and the price it takes to fix it. We just can not sell our homes at a retail price with work needing to be done on the home. The new home builders have priced new homes at a bottom line to match the retail home. In most cases where you can find a new home subdivision, it is priced accurately. Builders are not negotiating; they have dropped their prices. So, where does that leave us, pricing our homes accordingly by knowing if your home retail or wholesale.
