Brickell, also known as the Financial District, is a neighborhood of Miami that has rapidly developed. It has attracted the attention of second home buyers from all over the world and has motivated locals to move closer to work. Mary Brickell Village, a commercial development with restaurants, shops and a gourmet grocery store, has played a critical role in the neighborhood's transformation. Throughout the day, pedestrians walk Mary Brickell Village to enjoy the shopping and food. 900 Biscayne Bay condos reported a few weeks ago that Dwyane Wade of the Miami Heat is leasing a penthouse at 900 Biscayne Bay. The luxury condo development is located a block away from the American Airlines Arena, home of the Miami Heat. Downtown Miami condos have seen a lot of activity in recent months which many would say has to do with the excitement surrounding the signing of Dwyane Wade, LeBron James and Chris Bosh.

A few weeks ago, unit 2310 at Marina Blue went under contract. It's a 1 bedroom/1.5 bath bank-owned foreclosure that was listed for $199,900. It's not my listing but I personally had at least four inquiries regarding the unit. I was told by the listing agent that the unit went well above asking price. My guess is that the purchase price will be around $230,000. Marina Blue is a luxury high-rise condo development in Downtown Miami across the street from the American Airlines Arena, home of the Miami Heat. Interest in Downtown Miami condos has risen ever since the Miami Heat resigned Dwyane Wade and acquired LeBron James and Chris Bosh from free agency. The start of the season is right around the corner and I'm sure interest will continue to rise not only in Marina Blue condos but in the other Downtown Miami condo developments such as 900 Biscayne Bay and Marquis Miami.

Someone who has contracts on two great units at Marina Blue contacted me earlier this week. He wants to sell one prior to closing and hold onto the other.
