I just got the poop on the Community Homeowner Incentive Program (CHIP) that BB&T has from a local mortgage advisor. This is a great program and since Deercroft and Scotch Meadows in Scotland County, NC that are currently under served, they waive the income requirements for those 2 neighborhoods.

The program has income maximum requirements for Scotland County of $48,200 for the 97% loan and a maximum income of $38,560 for the 100% loan which are waived for the 2 neighborhoods mentioned above. These loans DO NOT HAVE PMI insurance that can save your buyers a ton on their mortgage payments! There are some tight ratio tests similar to VA of 29/41 for the front ratio and back ratios so be aware of that. A new car payment can kill a deal. This program is a Full Doc program with a 2 year history of employment and might take a little longer to process so allow 45-60 days to be safe. Amy can lock your buyers with a property address and the 60 day lock today is 5.125% with no PMI.

For the 100% loan, you have to have a 660 FICO but there is no FICO requirement on the 97% but you have to have good credit history for at least 12 mos (no lates, no collections, etc).

There is also a first time home buyer class but the local mortgage advisor is certified to teach that for your buyers.
