T he City of La Mirada located in suburban Eastern Los Angels County, with nearby Orange County bordering on the east side of the city. If you lived in La Mirada you would be one of approximately 50,000 residents.

Single family activity for February: Home were priced from $305,000 to $1,250,000. Average list price was $525,000 ~ Average price per square foot $327 ~ Average days on market 96.

  • 177 re-sale homes currently for sale in the city, as compared to 165/215/216/213/216/196 prior months in chronological order.
  • 17 pending sales (in escrow) definitely up as compared to 8/10/6/15/9/15/17/ prior months in order.

The newest attraction just opened, "SPLASH" the acquatics park, this is an amazing place you have to see for yourself! What fun, it's located on 18 acres of the La Mirada Regional Park. Personally, I'm a big fan of parks, and I think La Mirada Regional (pictured lower right) is one of the best in Southern California. Best of all, it's free of charge!

The City of La Habra is primarily a residential community located in North Eastern Orange County .

Single family activity for February:

  • Single family homes currently range from a low of $219,000 to $1,675,000 in the City of La Habra.
  • 216 currently for sale in the city, about the same since October 2007.
  • 18 pending sales, currently in escrow, double from the past 5 months.
  • 18 homes closed escrow in Feb, double of the past 2 months and the highest number since mid-2007.

Condominium activity for February:

  • Condos currently range from $160,000 to $589,000 in the city.
  • 76 condo/town-homes currently for sale in, down somewhat from the past 5 months.
  • 3 pending sales (currently in escrow) in escrow for the month, about the same as past 5 months.
  • 5 properties closed escrow, up slightly from last month, yet lower than previous 3 months.

La Habra's has a current housing supply of 11 months.

Brea Real Estate Market Report ~ February 2008

Brea, CA 92821 and 92823 ~ Real Estate Market Update for February 2008.

Brea is a great community with a nice balance between residential housing, business and commercial properties.

The City is well known for excellence in education. The schools have been a strong draw for residents in our community. It's often said Brea enjoys some of the bigger city benefits, yet maintains a small town atmosphere. Many of us who live here feel it's the best of both worlds.

Single family sales activity for February 2008, prices range from $375,000 to $2,950.

  • 134 re-sale homes currently for sale, almost the same as 132 for January and down from prior months of 150/156/161/156 respectively.
  • 12 pending sales, in escrow, compared to up from 9/6/9/9/ 6/8 in prior months.
  • 13 homes closed escrow in February up from last month at 8, also 8/13/13/23/15, respectively in prior months.

 Condominium sales activity for February ~Condos/town-homes range from $275,000.00 to 550,000

  • 17 condo/town-homes currently for sale, the same as January and fewer than 34/29/30/28 in preceding months.
  • 2 pending sales went into escrow in February, same as last month and compared to 0/3/5/2/5/7 preceding months.
  • 1 property closed escrow, compared to 0/3/3/2/4/6/4, respectively in preceding months.

The majority of homes for sale in Brea are priced from the upper $600,000 range to the upper $800,000 range. Currently there are 17 homes for sale in Brea in excess of $1,000.000. In addition there are three new custom homes in excess of $2,900,000.

Brea's current re-sale inventory stands at 7 months. Meaning at the current rate of sales (based on year-end statistics in 2007) it would take 7 months to sell the inventory assuming no others (new listings) were added to the existing supply.

  • Single Family homes range in price this month from $325,000 to $1,350,000.
  • 165 re-sale homes currently for sale in the city, down from 215/216/213/216/196 prior months in chronological order.
  • 8 pending sales (in escrow) as compared to 10/6/15/9/1 5/17/ prior months in order.
  • 8 19 homes closed escrow as compared to 10/12/10/ 9/15/16 prior months in order.
  • 48 homes were removed from the market, listings either were expired, withdrawn or cancelled, fewer than prior months as compared to 36/46/40/36/39/ prior months in order.

Condominium activity for January,
