Placentia ~ California and ~ Real Estate Market Report for January 2008

Placentia, CA in Orange County is a great place to call home.

The real estate market report for sales/market activity for January 2008:

Single family sales activity in January ~ Prices were from $305,000 to $1,189,000.

  • 180 single family homes were for sale during January , about the same from the prior 3 months.
  • 12 homes sold, pending sales entered escrow for the month, up almost double from last month.
  • 11 homes closed escrow in January the same as December up from 7 the prior month.
  • 39 homes were removed from the market, or listings expired or withdrawn for the month compared to slightly fewer than the past 2 months.

Condominium sales activity for January ~ Prices from $170, 000 to $660,000.

  • 65 condo/town-homes were for sale in the city, down from 79 last month..
  • 5 of those properties were reported as sale pendings, compared to 4 & 7 for prior months.
  • 2 properties closed escrow in January fewer than December and November.
  • 16 properties were "off market" either the listing expired, was withdrawn from the market or cancelled, exactly the same as last month and 14 in November 2007.

The name Placentia is derived from the word pleasant in Spanish. The community is also known for fine award winning schools within the Placentia-Linda School District.

Super Heroes & Super Jobs ~ La Habra Children's Museum

 The City of La Habra is well known for its famous Children's Museum. I've written about it several times myself, it's such a fun place. And now, the newest exhibit spotlighting every day heroes is no exception.

Pint size visitors have the opportunity to get up close and try-on costumes of fire fighters and police officers to name a few. The objective of this exhibit is for the kids to experience first hand the merits of being a public servant, learning the values of providing to others.

This hands-on exhibit has transformed this gallery into a mini-city with kiddie police cars and to "drive" around town.

This special exhibit just opened and runs through June 8th. This is one you won't want to miss. Take some time to spend with your kids or grandkids; you will be glad you did. By the way, this place is filled with fun "hands-on" exhibits in each section of the gallery.

The La Habra Children's Museum is located in Portola Parkat 301 South Euclid, La Habra 90631 next door to the La Habra Depot Theater and the La Habra Tennis Center. The area is just South of La Habra Blvd. and North of Lambert Rd in the heart of La Habra.

Brea is a community with a balance of residential housing, business and commercial properties. The City is well  known for excellence in education. The schools have been a strong draw for residents in our community.

Current city population is approximately 40,000 residents. Median price is the city is in the low $700,000 price range.

The real estate market report for sales/market activity in December 2007:

Single family sales activity for December ~

  • Condos/town-homes range from $309,000.00 to $548,000.00.
  • 150 re-sale homes currently for sale in the city, down slightly from 156/161/156 / in the last 3 months.
  • 6 pending sales, in escrow, compared to 9/9/ 6/8/ 22 in prior months.
  • 8 homes closed escrow in December, fewer than 13/13/23/15, respectively in prior months.
  • 32 homes were removed from the market, listings expired, cancelled or withdrawn for the month compared to 34/26/32//31/ prior months.

Condominium sales activity for December ~

  • Condos/town-homes range from $309,000.00 to 548,000.00
  • 34 condo/town-homes currently for sale, compared to 34/29?/30/28 in preceding months.
  • 0 pending sales went into escrow in December as compared to 3/5/2/5/7 preceding months.
  • 3 properties closed escrow in December compared to 3/2/4/6/4, respectively in preceding months.

The majority of homes for sale in Brea are priced from the upper $600,000 range to the upper $800,000 range. Currently there are 19 homes for sale in Brea over $1,000.000. There are a few new custom homes in excess of $2,900,000.

La Mirada, CA ~ Real Estate Market Update for December & Year End Recap 2006-2007

La Mirada ~ California 90638 ~ Real estate market update for December 2007 activity of single family homes and condominiums.

December was a very active month for real estate in the City of La Mirada located in suburban Eastern Los Angels County, with nearby Orange County bordering on the east side of the city.

The real estate market report for sales/market activity for December 2007 is as follows:

Single family activity for December: Single Family homes range in price this month from $385,000 to $1,350,000. However only 4 homes in the city are priced over $1,000,000.

  • 195 re-sale homes currently for sale in the city, down from 216/213/216/196 prior months in chronological order.
  • 10 pending sales (in escrow) up from 6/15/9/1 5/17/ prior months in order.
  • 19 homes closed also up in December compared to 12/10/ 9/15/16 prior months in order.
  • 36 homes were removed from the market, listings either were expired, withdrawn or cancelled, fewer than prior months as compared to 46/40/36/39/ prior months in order.

Condominium activity for December: Condo prices for the month ranged from $199,000 to $519,000.

  • 30 condo/town-homes for sale in Dec., compared to 35/48/47/40/40 respectively in prior months.
  • 4 pending sales, (in escrow) compared to 4/2/1/ 0/5/7/ in prior months.
  • 5 properties closed escrow, compared to 2/ 1/1/15/15 for prior months.
  • 8 condos were removed from the market, listing either expired, withdrawn or cancelled as compared to 13/8/6 in prior months.

La Mirada is a wonderful community known for many things including nice homes on beautiful tree-lined streets. It's been one of my favorites since very early in my real estate career. The city is also know for Biola College and the famous La Mirada Theater. The newest attraction just opened, "SPLASH" the acquatics park, this is an amazing place you have to see for yourself! What fun, it's located on 18 acres of the La Mirada Regional Park. Personally, I'm a huge fan of parks, and I think La Mirada Regional is one of the best in Southern California, best of all, it's free of charge.
