Hey Hey It's Open House Day at the Fire Station in Brea ~ May 9th

That's right, it's the annual open house at the Brea "Berry Street" Fire Station. Brea Fire Station on Berry

Not long ago I shared Brea on a budget, low cost/no cost things to do around town in Brea. Here's another something for the whole family.

It's an open house from 10:00 a.m. to 2:00 p.m. at Brea's Fire Station on Berry St.

The fire station will be open to tours and a behind the scenes look. View the live demonstrations by Brea's fire professionals who will be showcasing our community.

The Berry fire station is north of Imperial Hwy. and west of Brea Blvd. More specifically between Lambert Rd. and Central.

Brea's Maintenance Services (located right next door) will also be open that day.

Single Family Homes for Brea:

  • 81 re-sale homes were for sale, up 12% from last month compared to 65/94/ respectively for the past few months.
  • 18 pending sales and back-ups, as compared to 25/12/20/16/36/30/27/27/24 preceding months.
  • 24 homes closed in April down from 29 last month,and compared to 12/13/20/11/28/30/24/20/14/21 respectively in the prior 12 months.
  • Average asking price was $659,470 (almost identical as last month) for a home with an average of 2,410 square feet.
  • Average selling price for April was $556,000 for a home with an average of 1,986 square feet.
  • The average days on the market was 48.

Condominium activity for April:

  • 16 condo/town-homes were for sale, compared to 14/6/12/9/13 in the past few months.
  • 3 pending sales/back-ups went into escrow in April down from 5 last month and compared to 3/1/4/3/1/5/7/2/1/1/5/2/2 in prior months.
  • 2 condos closed escrow in April compared to 6/0/5/3/4/2/5/4/2/2/0/3/3/2/4/6 respectively in preceding months.

La Habra, California Home Sales Report for March 2009. La Habra, CA 90631 is located in North Orange La Habra Real EstateCounty,California.

This marketing report will provide you an overview of the residential real estate activity as compared to prior months in La Habra for both single family homes and condominium sales.

If you're a home buyer or a home seller it's essential you have an understanding of today's real estate market when it comes to market conditions in pricing and inventory.

For Home Buyers: It's important to begin the loan process in advance of your home search. Once approved you normally have greater strength in negotiating prices.

For Home Sellers: It's about positioning vs. pricing. Getting ahead of others is crucial for a timely sale. That's right, pricing ahead of the competition, including foreclosures/bank owned properties.

Single Family Home Sales:

  • 90 homes were for sale, the lowest number we've seen in a year, as you can see compared to 120/136/128/153/180/129/149/153/182/216 prior months.
  • 26 pending sales in escrow during the month, and compared to prior months of 30/36/20/19/34/24/18/25/34/37 pending sales.
  • 41 homes closed March, up from last month and compared to 30/42/14/25/26 in prior months.
  • $359,000 was the average closed sales price for March (compared to $393,000 for Feb.) with an average size of 3 bedrooms 2 baths and 1,580 square feet, with an average days on the market of 51.

  • 56 condo/town-homes were for sale, also lowered than the recent past, with numbers of 65/63/65/71/72/63/82/83 in prior months.
  • 9 pending sales (in escrow) in escrow, compared in 7/18/7/6/12/23/11/6/5 for prior months.
  • 11 closed, down from last month last month and compared to 18/8/11/10/3/8/10 in prior months.
  • $193,600 (last month it was $207,800) was the average closed condo price of 2 bedrooms and 2 bath condo at 1,105 square feet, with an average of 13 days on the market. La Habra Golf

Living in La Mirada ~ La Mirada Real Estate Report March 2009

Online Home Sales Report for La Mirada, California. ~ Market update, March 2009 real estate La Mirada Real Estate Reportactivity of single family homes and condominium re-sales.

La Mirada homes sales increased more than double in March!

La Mirada, CA is located in the "burbs" of Eastern Los Angeles County, with nearby Orange County bordering on the east side of the city. If you lived in La Mirada you would be one of approximately 50,000 residents.

Single Family Home Activity for March:

  • 77 re-sale homes currently for sale in the city, down from 92 last month approximately 35% fewer from mid-year and far fewer than the beginning of 2008.
  • Asking prices ranged from $220,000 to $850,000 for the city.
  • Average asking price is $444,500 almost the same as the past three months.
  • Average price per square footfor single family homes is approximately $245.00.
  • 44 pending sales up from 33/22/16/19 for the past 120 days.
  • 32 homes closed escrow, as compared to 13/36/26/20 in the last five months.
  • Average selling price was $418,800.00.
  • Average selling price per square foot was approximately $210.00

Condominium activity for March: Condo prices for the month ranged from $133,000 to $435,000.

  • 27 condos are currently for sale, slightly more than the past few months.
  • Average asking price was $261,8500 almost the same as last month.
  • Average asking price per square foot was $255.00.
  • 2 pending sales, (in escrow) compared to 5 and 4 the past two months.
  • 1 propertie closed escrow, compared to 3/4/5/3 the prior months.
  • Average condo selling price was $260,900.
  • Average condo selling price per square foot was $237.15.

***The City of La Mirada has a 3.2 month supply of homes (combined single family and condos) for sale, down from slightly from 3.8 sixty days ago and down also from prior months. That's the length of time it would take to sell the existing inventory of homes for sale, provided sales continue at the same pace this year as in 2008, and providing no new listings enter the market place.

I think it's also worthy to note that while the number of sales were up year-to-date La Mirada Golf Course(past 12 months) 320 single family vs. 230 for same time period 24 months ago, prices continue to decline.

  • 29 homes closed in Marchup more than double than last month,and compared to 12/13/20/11/28/30/24/20/14/21/13 respectively in the past 12 months.
  • Average selling price for March was $592,930 for a home with an average of 2,306 square feet.
  • The average days on the market was 95 for March.

Condominium activity for March:

  • 14 condo/town-homes were for sale, compared to 6/12/9/13 in the past few months.
  • 5 pending sales/back-ups went into escrow in March compared to 3/1/4/3/1/5/7/2/1/1/5/2/2 since the beginning of 2008.
