Theater is hyper-local in Monmouth County, NJ!

On Saturday night, my husband and I had the pleasure of seeing a play at the First Avenue Playhouse in Atlantic Highlands, Monmouth County, New Jersey.

Comedy & Tragedy MasksThe show was I Hate Hamlet written by Paul Rudnick and directed by Michael Chartier. It's a play about a TV actor who has to choose between playing Hamlet at Shakespeare in the Park or starring in yet another silly TV show.

When I met the actors after the show I found out that the TV actor was played by Erik Farber, a Weichert realtor from our Watchung NJ office (and new AR member)! Way to network!

A few months ago in Freehold, I enjoyed Center Players production of the female version of The Odd Couple, starring my friends Michelle Catania and Robbin Friedell. They were hilarious!

There is something so charming about community theater, and my husband and I have promised ourselves to become regulars at local theater company productions. In Monmouth County, there are many theater companies to visit, including Monmouth Players, Phoenix Productions, and Marlboro Players to name a few.

The actors and production and tech crews put countless hours, exhaustive physical labor, and lots of love into their product, and the wonderful results are available to the public for such a reasonable cost. Most companies welcome volunteers, whether you've got talent or you're just willing to help out.

Treat yourself to a night out on the town - your town - and visit a local theater company soon. The price is right, there's no traffic, it's hyper-local!

Marlboro NJ property tax revaluation almost complete

The Marlboro NJ property tax revaluation is almost complete. Realty Appraisal Company of West New York, New Jersey, has announced that it is nearing the end of its revaluation of residential and commercial properties in Marlboro Township.

The purpose of this project is to redistribute the property tax burden more fairly among the taxpayers by reassessing all township properties at their market value as of October 1, 2009.Houses in Neighborhood

Most of the properties in Marlboro Township have been inspected and measured. Revaluation of the properties that the appraisal company was not able to enter will be based upon neighboring properties as well as recent sales in the neighborhood.

Mike Imbriaco of the Marlboro Township Tax Assessor's Office said that while the appraisal company is using recent sales as comparables in arriving at the new valuations, they are weeding out foreclosures and short sales for the purposes of determining market value of properties in the township.

Mr. Imbriaco said that the appraisal company will be mailing out notices about the new assessments in late December or in January.

After receiving the notice, it would be a good idea to be pro-active and take advantage of the opportunity to sit down with a representative from the Realty Appraisal Company for a one-on-one informal review, according to Mr. Imbriaco. This will enable you to verify that your square footage, lot size, number of bedrooms and baths and other features were accurately recorded on your property card. This could be especially important if the appraisal company did not inspect the inside of your home.

If you believe that your property has been over-assessed, you can appeal your assessment. Mr. Imbriaco pointed out that you can appeal your property assessment, but not your taxes. The appeal deadline is May 1, 2010.

Once all the valuations are determined, the Township will adjust the tax rate. The tax rate is the multiplier that is used to determine the actual tax bill for each property. (The current tax rates in Marlboro range from $4.21 to $4.246 per $100 of valuation, depending upon which Fire District the property is located in.)

Tax BillThe new tax rate for Marlboro Township will be disclosed in July of 2010. At that point, it will be too late to appeal your valuation, Mr. Imbriaco said.

When the new tax bills come out in July, many property owners will see their taxes decrease, while many others will find an increase in their taxes. A good many will see little change in their tax bill.

Homebuyer Tax Credit changes signed into law by President Obama

Today, President Obama signed into law the extension and expansion of the first time homebuyers tax credit bill, which received overwhelming bipartisan support in both houses of Congress.

The homebuyer tax credit provisions are actually part of an Unemployment benefits extension bill, extending unemployment benefits just as the jobless rate hit 10.2%.

For the jobless, the bill extends unemployment benefits for an additional 14 weeks for individuals who will have used up their benefits by the end of this year. An additional six weeks of benefits will be allowed for people who live in states with over 8.5% unemployment.

As for the tax credit extension and expansion for home buyers, the National Association of Realtors has provided a chart comparing the new homebuyer tax credit to the one that is expiring on November 30, 2009, as well as Frequently Asked Questions about the homebuyer tax credit changes.

The House of Representatives passes Senate bill extending and expanding home buyer tax credit

Just yesterday, the Senate unanimously approved a bill extending and expanding the first-time home buyer tax credit, which I wrote about earlier today.

Today, the House of Representatives voted 403-12 in favor of this bill, which may be signed by President Obama as soon as tomorrow.

The new bill extends the home buyer tax credit for purchasers who have a contract to purchase a home by April 30, 2010, and who close the transaction by June 30, 2010.

It also provides a tax credit up to $6,500 for current homeowners who have been in their homes for five of the past eight years and adhere to the same timetable.

Military personnel who are deployed overseas have a longer time period in which to claim their tax credit.

Furthermore, the bill increases the income limits for individuals from $75,000 to $125,000 and for couples from $150,000 to $225,000.

The tax credit only applies to home purchases up to $800,000.

Buyers must use the home as their primary residence and may not sell the home for a minimum of three years, or they have to repay the credit.

This is wonderful news for the housing market, which slowed as a result of the looming November 30 deadline.
