Coral Springs Real Estate Market

How is the Real Estate in Coral Springs Florida? What's selling? What are the average prices? How long have homes been on the market? What Coral Springs Florida neighborhoods are selling?

Let's take a look at what sold here in Coral Springs during February 2008

  • 40 homes were sold
  • The average price was $371,722.50
  • The prices ranged from $1,125,000 to $170,000
  • Homes were on the market 99 days before they sold
  • Of the homes sold, 10% were Short Sales and 5% were Bank Owned
  • What neighborhoods had homes selling:

Ramblewood, Cypress Glen and Oakwood led the pack and following were; Classics at Kensington, Eagle Trace, Kensington Chelsea, Maplewood, North Springs, Pine Ridge, Pine Grove, Summerwind, West Glen, Windsor Bay, Wyndham Lakes and Yardley Estates.

Now, what do we still have available and currently for sale in Coral Springs Florida? There are about 1112 homes currently for sale here in Coral Springs. Of those, 9.99% are Short Sales and 1% are Bank Owned.

If you're considering selling or buying Real Estate in Coral Springs, let me know if I can help you any further as I know Coral Springs.

Should I sell my home as a short sale in Coral Springs FLorida or. . .

should I mail in the keys?

If you are experiencing a financial hardship and can't pay your mortgage payment, consider selling your home as a short sale where your lender will allow it to be sold for less money than you owe. Why would the lender allow me to do that, you might be asking? Well, let's look at the big picture;

  • Currently in Coral Springs Florida there are about 111 homes being sold as a short sale
  • Imagine if everyone of these homeowner chose to mail in their keys instead of trying to sell their home
  • The lenders would go from being "lenders of money" to "Real Estate Owners" and Lenders do not want to own Real Estate here in Coral Springs, they want to lend money.
  • Plus, in having homes that have been foreclosed, the lenders losses increase significantly from the cost of foreclosure

You may be thinking that you just can't take any more stress and you're about ready to go off of the deep end and you're thinking there is just no way that you could try and talk to your lender about this. photo of stressed man

YOU DON'T HAVE TO TALK WITH YOUR LENDER. A knowledgeable Short Sale Realtor, such as myself, will do all the communicating and negotiating with your lender to sell your home as a Short Sale. Short Sales can be successful if you have a Realtor representing you who knows what to do. Selling your home as a Short Sale requires an individual who is passionate about helping others avoid financial disaster. You may hear of Short Sales not having high levels of success. In huge part, this is due to Real Estate Agents simply not knowing how a short sale should be processed; this is critical for your success. Just because a Real Estate Agent has years and years of experience does not mean that they know how to do a short sale. One needs to have acquired the know how and many agents are shying away from them because they are a lot of extra work and they are not at all like a typical Real Estate transaction.

So, if you're thinking of just mailing in the keys, please think again and at least call for a consultation. Also, don't think that you'll have to come up with any extra cash to sell your home with me this way as I do not charge any Short Sale processing fees and so many others do.

What do you have to lose? Call me or email now.

Forgiven debt for Struggling Homeowners - look for revised form

It's tax time again and many homeowners who have forgiven debt from a foreclosure process can now file a revised Form 982 that will allow this debt to be tax free due to the passing of the Mortgage Forgiveness Debt Relief Act of 2007. The IRS has just published a newswire advising tax preparers that this revised form will need to be downloaded as it will not be available in all standard tax preparation software or the IRS forms because of it's late December passing.

This forgiven debt will apply to 2007,2008 and 2009 primary residences. Many may know of the Act but not of the Revised Form that is needed. Be sure and check with your tax advisor for advice here and how you would qualify. It's also very important to check the accuracy of your 1099-C.

This forgiveness of debt will truly be a life saver for many homeowners who have gone through Foreclosure and have sold their homes as a Short Sale. I hope they all know! Spread the word.
