Oh technology. I remember when the first cell phone came to market that looked like a shoe; big and bulky. Now, look at what cell phones are capable of...it's incredible. Whether you are tweeting or searching for help, you'll often rely on your Smart Phone to get you where you want to be.

As a Coral Springs Realtor and Short Sale Specialist, it's critical that my customers can find me when they want to find me. My Short Sale website for South Florida is available for the mobile Smart Phone user.

I have the new Palm Pre.... and I would say that "Smart" really doesn't sufficiently describe the phone. I initially purchased the phone as I was in need of a good GPS system and I thought, heck....why not get myself a new phone at the same time. I worked with my web designer to get my mobile site set up and running on my Palm Pre in order to be available for my on the go customers and it's brilliant!

If you haven't gone mobile yet, now's the time as Customers are smart and they want to find you when they want to find you; and that may be when they're on the run!

UPDATED: When your customer hits Smart Money Magazine!

A few months back I had posted on my Active Rain blog about a Buyer who became a customer of mine. She had come to me as she was searching for a Short Sale Realtor here in the Coral Springs Florida area. She had wanted to take a look at Short Sales and the Realtor she was working with at the time wouldn't show her Short Sales so she sought out someone who would and found me -

I had received a call from a writer of Smart Money magazine to say that he found my post about working with Buyers who wanted to consider purchasing a Short Sale. At the time, we had put an offer in on a Short Sale property for my Buyer. She was asked to meet photographers of the magazine at the property and they took what seemed like a hundred photos she said. They selected a wonderful photo of her if you check out the August edition of Smart Money Magazine. I was mentioned in the article as the Specialist helping her...that was pretty cool too even if it only was my name!

It's a great article on the ever present distressed properties and how they seem to encompass the market right now and how a Realtor should either get with the distressed property program or get out of the kitchen, so to speak! I will agree to that.

Why is it that a Buyer of a Short Sale can cancel their purchase as if they were returning a shirt to Target?

Since when is a contract between a Buyer and a Seller thought of as something filled with holes....loop holes, that is? I have always thought that when a Buyer signs a contract to purchase a Seller's home and deposits escrow, this is a legally binding contract...No? Why are we seeing an epidemic of Buyers canceling their Short Sale contract and thinking that they get to keep their deposit too?

Isn't the tough battle in gaining Lender approval? Not anymore,....it's in keeping buyers. Gaining Short Sale approval is the easy part. I've been faced with this recently when the Buyer just decides ....Ahh, I don't want to buy this house...forget it....just give me my deposit back and I'll be on my way. Hey, wait a minute...what about:

  • Having passed the financing contingency period
  • Having had inspections and I agree to accept the results.
  • Having signed all addendum's to be in Buyer/Seller agreement.
  • and more.

Who is encouraging this Buyer behavior? Real Estate transactions are a major purchase and before you sign on the line you ought to know what you're getting into. It's like we're living in the Wild Wild West.

My Short Sales are noted as pending when a Short Sale offer comes in and I do not take any other offers to afford this Buyer a fabulous opportunity to own this pre foreclosure home. Do I have to start to take multiple offers to add to the madness. It really has become a mad short sale world, don't you think?!

Don't let your home be foreclosed on!

It has happened again. In reading the Sun Sentinel Broward County edition this morning, another story appeared where a struggling young couple was supposed to have lost their home at auction on Friday due to their home being in foreclosure. What's worse is that this is a young Marine who was stationed in Fallujah, Iraq and came back with injuries - where is his support? (That is a whole other blog post subject.) Their story clearly illustrated a hardship which would qualify them for a Short Sale.

It's just heart wrenching seeing this over and over again. So why do distressed homeowners like these who live in Sunrise Florida not seek out alternatives? These homeowners aren't alone here in Broward County like their distressed neighbors in Coral Springs, other cities and counties all over are going through the same thing. For that matter, nationwide, families are experiencing this.

So why can't we get the Lenders to play an important part and recommend Short Sales when loan modifications don't work out? They know that the majority of the time a Short Sale is beneficial for all parties over foreclosure. Don't they get it!

So why can't we get this information out to the public on how a Short Sale could possibly help them? We see all the devastating stories of what individuals and families are going through yet we aren't seeing the devastating stories with favorable outcomes. There are favorable outcomes and it's called a Short Sale. Are we a doom and gloom nation of news? (Another whole other blog post) Let's hear those stories so the word gets out. It could start with us here on Active Rain. We could tell more of our case studies that get approved. I just had two approved this week.

So back to the homeowners struggling to make mortgage payments, don't let your home be foreclosed on. Seek out options.

We all like to think of ourselves as being wise and doing the right thing. What is it about life's desperate times that throws our wisdom out the window?

Many are experiencing very trying times as unemployment rates increase. Here in Florida they're approaching double digits. I bet the majority of us know someone affected by unemployment and being that our profession is Real Estate we all know how unemployment affects home ownership.

Many homeowners are doing all that they can to avoid foreclosure; they'll try to get their loan modified and if that fails they'll look to doing a Short Sale on their home. I've dealt with many a desperate homeowner who have reached out to me to help them in their times of trouble; they're showing the characteristic of wisdom.

Then there are others that buckle under the stress and throw it all to the wind. Such is the case, when foreclosure is threatening. How many homes go into foreclosure because a homeowner just gives up? They don't call their Lender, they don't look for options and they just do desperate things. Why do so many suffer from this condition of falling prey to desperate measures? Too bad there isn't a pill for wisdom. I imagine if there would be a pill our rates of foreclosure would be a lot less and we'd probably being seeing a lot more homes being sold as a Short Sale or loans being modified.

Why are we wiser when everything is going well for us?

If we experience enough desperate things in our lives do we eventually become wiser? Hhhmmm, is this what wisdom is all about? So when I tell my teenage son that wisdom comes with age, it really is a fact isn't it? Or does it come by the number of desperate things that one must endure?

Too bad that deperate times bring so many to do desperate things.
