We all like to think of ourselves as being wise and doing the right thing. What is it about life's desperate times that throws our wisdom out the window?

Many are experiencing very trying times as unemployment rates increase. Here in Florida they're approaching double digits. I bet the majority of us know someone affected by unemployment and being that our profession is Real Estate we all know how unemployment affects home ownership.

Many homeowners are doing all that they can to avoid foreclosure; they'll try to get their loan modified and if that fails they'll look to doing a Short Sale on their home. I've dealt with many a desperate homeowner who have reached out to me to help them in their times of trouble; they're showing the characteristic of wisdom.

Then there are others that buckle under the stress and throw it all to the wind. Such is the case, when foreclosure is threatening. How many homes go into foreclosure because a homeowner just gives up? They don't call their Lender, they don't look for options and they just do desperate things. Why do so many suffer from this condition of falling prey to desperate measures? Too bad there isn't a pill for wisdom. I imagine if there would be a pill our rates of foreclosure would be a lot less and we'd probably being seeing a lot more homes being sold as a Short Sale or loans being modified.

Why are we wiser when everything is going well for us?

If we experience enough desperate things in our lives do we eventually become wiser? Hhhmmm, is this what wisdom is all about? So when I tell my teenage son that wisdom comes with age, it really is a fact isn't it? Or does it come by the number of desperate things that one must endure?

Too bad that deperate times bring so many to do desperate things.

Ahhh, don't worry about the details

People who know me, know that I'm about the details. I try to make sure my "I's" are dotted and my "T"s" are crossed. I guess it drives some people crazy.

I'm working on a Short Sale and I'm getting close to another anticipated approval but before doing so I need to amend the contract to the new agreed upon price of $3000 more to be signed by Buyer and Seller as countered by Seller's Lender. Simple right?; Buyer and Seller agree to the new purchase price of $278,000.

The Buyer's Agent sends in the "Simple Addendum" with a few more details added in. She's now adding that we must close within 15 days and there can be no contingencies - Ahh, just details. I was told that I'm worrying too much about the details when I told the Buyer's Agent that her added details aren't acceptable. Primarily, we haven't been given the final written approval yet by the Seller's Lender so we are still working with a contingency and to have a famiily pack up in 15 days when this was never agreed upon to begin with is a big detail.

So when I questioned the Agent and said that we need to remove those items, her response was that I'm worrying too much about the details. Ha, I about fell off my chair.Sales contracts, addendum's and disclosures are all about the details. Details do make a difference.

Are you detail oriented? Isn't our industry detail oriented? Gosh, details can make a huge difference. I'll keep checking the details.

I'm so tired of hearing that Short Sales don't close

Article after article always comes back to the same thing; the daunting task of Short Sales and that so few close. I just now read another one that came to my email from National Realty News This is simply not true. I close my Short Sales.

If the Listing Agent knows what they're doing the Short Sale can close. There are so many Realtors here on Active Rain that can agree with me, I'm sure. So why do so many blast the Short Sale. This only spreads news that Short Sales don't work and distressed Sellers and eager Buyers will refrain from pursuing. If you don't like Short Sales then don't list them and then we won't be caught up in this whirlwind of Short Sale negativity.

Pass them on to someone who has become educated in the Short Sale process

and will fight for the distressed homeowner! UGGHH!!!

We should all do what we have passion for and forgot those things that we aren't passionate about.

There are enough passions to go around! You pick your passion and I'll pick mine!

A family man in Sunrise Florida could use our support

This weekend the South Florida Sun Sentinel featured a story about Howard Mallinger and his wife Sheryl. Howard never imagined that his retirement years would end up like this. His wife was diagnosed with Stage IV brain cancer and the medical expenses are crippling his life. His home is in pre foreclosure, his electricity has been shut off, his social security income doesn't cover his expenses and he has to go to local food banks for food for him and his two mentally challenged sons. Sun Sentinel story on the Mallingers

I met Mr. Mallinger yesterday with my family and he's a man that still has great faith and hope even after all that he has been through. I'm thankful to have met him. If you could keep the Mallingers in your prayers, I know that they would be forever grateful.

So you think they don't close

Today I celebrated with my Seller and Buyer. HOORAY!

I posted a pretty cool post a bit back about another one of my special Seller's and Buyers: What it's like to be an active participant in God's plan. Well, I'm happy to report that this plan went all the way and closed today as a Short Sale in Coral Springs Florida.

It's a great story of a Short Sale closing but it's more than just another Short Sale closing as it's about human misfortune and human compassion interacting. You can go to my prior post to read the beginning but I'd like to let you know how it came to a close.

My Sellers were planning their move out of their recently sold home and the Buyers of their home wanted to do more for them then just save them from foreclosure as if that wasn't enough. It is a rough time for my Sellers and they had to pick up the pieces to move on to a new stage in their life with great hopes of better days ahead. The sweet part of it came from the compassion of my Buyers who had prayed for them, gave them a bit of financial help and wished them well for what their future holds and want to know how they get along in their days ahead.

So yes, a lot of people had something to celebrate today:

  • A Seller avoided foreclosure
  • A qualified Buyer purchased a new home at a great price
  • A Lender lessened their potential for further losses
  • A Condominium Association secured a greater likelihood of receiving their fees on a timely basis, again bringing up the possibility of greater values in the neighborhood
  • Neighbors can look forward to one less property threatening their property values
  • A Realtor who got paid for being part of something really special - can't touch that!

So it was great to see a Short Sale close but to see it close like this was even sweeter!
