Gardenfest of Coral Springs at Riverside Park is hosting a lovely event this weekend in Coral Springs for the lover of gardens. 
Whether or not you're the hard core gardener or dabble in an occasional gardening, the Gardenfest will have something for you. Come enjoy many varieties to include orchids, roses, herbs, succulents, palms and native plants, and more. You'll also find garden display items to enhance your garden.
Oh how I love to garden. If I had more time I'd garden day and night. Gardening is such a wonderful way in which we can further enjoy our homes. There's nothing like the beauty and fragrance of enhancing your homes landscape. We're so lucky living here in Coral Springs of South Florida, able to enjoy year round gardening enjoyment.
The event is being held at Riverside Park on Saturday the 21st from 9:00-5:00 and Sunday the 22nd from 10:00-4:00. Riverside Park is located at 205 Coral Ridge Drive.

Post after post, comment after comment throws a Short Sale transaction in the trash. Oh, I get so frustrated!.....as it just isn't so. They're here, there now and they're closing! If an Agent is involved in them from the Seller or Buyer side and they aren't working there is probably a good chance that it is not being handled properly; quite simple.
SHORT SALES OFFER THESE BENEFITS:
It is not typical for anyone to speak highly of something if their experience has not been favorable. If they haven't been educated on a process that requires different skills and methods then their chance of success will be slim. Within any profession you must become skilled in your chosen endeavor and Short Sales definately have to be a choice that you have made consciously. If you do not want and have no desire to do, then do not try to do; instead find an Agent who has chosen to market him or herself as a go getter in Short Sales and send the referral. A referral fee will be better than trying to attempt it yourself by just winging it and failing to get to closing. Plus the stakes are too high of not doing your job property; a family could be evicted from their home.
Numbers do no lie. You see that home sales have increased. Do you think that has anything to do with Short Sales closing? Absolutely! They're "on sale" and Buyers are buying them! If you want to play an active part in this great real estate transaction than arm yourself or get out of the kitchen! The horror stories come from the lack of preparation. Of course, as Lenders continue to improve their methods for approving Short Sales, the horror stories will lessen from their side also.
You can not ignore Short Sales. They are very present in the market and they're going to be around for a while. Either get on the bus or give your bus pass to somebody who has the Short Sale drive in them. We all have passions for what we do best and if Short Sales aren't your passion, that's okay....do what is your passion and make a difference in somebody's life!
This seems to be a question that many Buyers are asking themselves these days as Short Sale seem to be everywhere. The idea to post on this today came from a conversation that I had today when I phoned a Buyer's Agent to follow up from a showing notification that I received from my showing service. When I phoned the Agent to find out what her customers interest was in my Short Sale property listing in Coral Springs Florida she said,"...oh, we never went to see that as my Buyer didn't want to have anything to do with a Short Sale..." (The fact that she never called to cancel the showing is a whole other post.)
So why are so many Buyers still afraid of a Short Sale? They heard from a co-worker, a family member, a news or blog story that Short Sales are horrific. But that is all a matter of opinion and yes, we all have opinions. Had you asked me about a Short Sale I would be jumping up and down about them; as I think they're great. Why? Because I have taken the time and put forth the effort to learn all that I can about them in order to serve my customers that I have chosen to help avoid foreclosure or to help my Buyers secure a fabulous buying opportunity; after all, don't Buyers like to buy things on sale?! Yet too many, who have not armed themselves with knowledge (knowledge is power) have chosen to look at Short Sales unfavorable. Why the difference of opinions? Because when you have success in something you'll speak highly of it and when your level of success hasn't been great then it is all doom and gloom. So that being said, it all boils down to trusting the opinion of Agents and/or others that know about short sales. If you're trying to sell your home to avoid foreclosure and your Agent selling your home knows Short Sales, your chances of avoiding foreclosure are pretty great. Now on the other hand, if you've selected an Agent who isn't proficient in Short Sales your level of success lessens. The same holds true if you're trying to buy a Short Sale.
So the next time someone tells you to avoid Short Sales to buy or if you're trying to avoid foreclosure and someone tells you to just walk away from your home, seek knowledge instead.

We all know the devastating effects of foreclosure and Freddie Mac has come up with a plan to lessen the effects. Just today, they announced a brilliant plan to stop homeowners and renters from being faced with the horrific event of being evicted from a home that has been foreclosed on. It's not an across the board blanket of approval for the homeowners and renters as they do have to qualify. However, for the many that will qualify this gives them an opportunity to go month to month until they find a new home.
How do homeowners and renters qualify?
What are the terms of leasing?
Will this have any effects on the neighborhood?
I never understood why Lenders didn't previously offer this alternative as it has always made sense. It's nice to see that Freddic Mac has made the decision to lend a hand.

After all, this just seems like the right thing to do.

In the last Chapter 4, we learned what happens when you get an offer to purchase your home as a Short Sale: Short Sales for Sellers (Chapter 4) What happens when you get an offer to purchase. Now, the offer has come in and all required documentation has been submitted to your Lender. Now, you sit back and wait; WRONG! You sit back but your Realtor doesn't. The fun is just beginning!
Now we are in the negotiation phase of a Short Sale. This isn't for the faint of heart or for those who don't like to push the envelope. Your Realtor must be sharp as a tack, willing to break out in sweat to get the job at hand completed and be ready to negotiate.
Let's take a look at some of the things that can likely happen to your Realtor during this phase:
The scenarios above can happen but aren't necessarily always a given. Your Realtor may be fortunate enough to get your documents through on the first time, be assigned an efficient negotiator who does return your calls and emails - Hallelulia!
The effectiveness of a negotiation has a lot to do with what has been provided to your Lender:
Making regular contact with the your Lender by your Realtor is key, not to the point of being annoying but persistent and regular. It's not the aim of your Realtor to annoy the heck out of the negotiator but to let them know that they are a professional and will do what it takes to get them to see that your offer is a good offer. Your Realtor must be prepared to seek others out if they're not getting through to your negotiator.
Some items that may be in line to be negotiated are:
What it really all boils down to is, if you have your Realtor who truly believes in the offer that you have and their ability to have success for all parties involved than the chances are going to be pretty good that you can take your Short Sale to close.
