screen captureHave you ever wondered how bloggers make those great-looking screen shots? You know - when they show you exactly where on the page the specific item is located or exactly what to do, step-by-step?

Well, thanks to Tuesday's Tech Tip, now YOU can do it too!

Here are a few options, some free, some not, for you to give a whirl. If you've used them, I'd love to hear your experience with the service. If you decide to give one of these a try, please let me know which you tried and how it worked out for you!

Prt Scrn - on keyboard - absolutely Free! In the upper right corner of your keyboard, there is a button that says "PrtScn" which accomplishes this very thing. It copies the screen to your clipboard. You can then paste it into Windows Paint or any other media-type program. (Did I mention it was free?)

(I have never used the rest of these but have heard they are great for doing screen shots.)

I’m all about cross-promotion! As a result, I have a new cross-promotion project called "Stager of the Week." Each week, I'll showcase a Professional Stager so that you can "meet" them. Stagers are an excellent way to not only help a property look its absolute best, but to get that property sold as quickly and for the highest price possible.

This week's featured Professional Stager is Michelle Molinari of Feature This…Interior Decor and Virtual Staging in Abbeville, Louisiana. Here’s my interview with Michelle:

How did you initially get into staging?
I grew up in the Design field. My mother graduated from The Interior Design Guild in California when I was very young. My earliest memories are literally of being in an upholstery shop, stroking fabric samples. I was painting custom artwork for her clientele at the age of 14. I started to work with her as a young adult, and now, we are partners in our staging business, Feature This... Interior Decor and Virtual Staging.

What is your most effective marketing strategy to get realtors or sellers to use your services?
We just show them our portfolio. Seeing is believing - that's what staging is all about and we have a stunning portfolio if I do say so myself. And, we are priced affordably. We believe staging benefits everyone, but especially those who have the most to lose. We like the tough assignments, when the house is seriously in need of a better public image.

What is one fun thing about yourself that most people don't know??
I love to karaoke.

Are you involved in any social media marketing other than Active Rain (Twitter, Facebook, MySpace, RealTown, etc.)? If so, how do we connect with you?
I wish I had more time to get into some of the other social medias, but we tend to stay pretty busy. We do blog on www.energizedseller.com. It's a great resource for the motivated homeowner who really needs to get informed and ask questions about today's real estate practices.

What is your favorite computer application?
Right now I am madly in love with WEBEX. We have several team members over a large area, I love having conducting meetings with them with my cat on my lap.

What is your favorite food?
Hands down, Cozy Shack's Rice Pudding! Second runner-up - Thai Food!

What one piece of advice would you give someone who is hesitant to utilize the services of a professional stager?
If your time is a valuable commodity, hiring a stager is the only way to go. Our sourcing abilities are our greatest asset. We not only know what to do with a budget, but how to get it done.

If you could be a made up super hero, what would you be called and what would your super powers be?
Well, we were actually talking about that this week, beleive it or not. Ok, not in the superhero capacity exactly, but we do call my mother and partner, Carol, the Fairy Godmother of Decor. She's just a get-it-done type of person, and it amazes me how quickly she can affect change. It's like, you walk out of a room, and when you come back in, she's done something miraculous to it!

What one piece of advice would you give someone who wants to become a professional stager?
Don't go it alone! Marketing, , consulting, designing, sourcing, execution, and de-staging all take VAST amounts of time and resources, just to stage even one listing. Having committed and talented partners is the only way to stage for a living and "have a life" at the same time.

Snow in March...Now I Feel Better!

We've had nice weather lately in NE Ohio, haven't we?  I mean, REALLY nice weather.  Highs in the high 50s or low 60s.  Sunny skies.  It is almost as if we are in the beginning stages of Spring!

But wait!  We live in Ohio.  In NORTHEAST Ohio.  Where we typically still have cold weather and snow for Mother's Day in May.  Yes, it stinks to live in an area where it is cold so much of the year but that's the way it is here.  And if you've lived here for more than a couple of years, you know that and are used to it.

I hate being cold.  My husband and I have often discussed moving to a warmer climate.  I mean, we've talked about it ALOT.  And yet, here we still live.

But you know what?  It's what I'm used to.  All that sun and warm weather in March.  That I'm NOT used to.  I don't like it.  It just doesn't feel normal.  Bring on the snow!  I'll feel much better then!

Dear Diary, My Passion Is...My Family

Most people with children feel some type of passion for them.  It is understandable.  Mothers go out of their way to protect and provide for their children.  Fathers get even more protective and want earnestly to be the one who "takes care of" them.  But for me, I've found that my passion for my family has found its outlet in several unique ways.

As a Virtual Assistant...
This is an awesome job that allows me to work from home and still be able to be there for my children.  When they are sick, I'm here.  When they need help with homework, I'm here.  When they have projects for school, I'm here.  When they want to play, I'm here.  Not only that, I love what I do!  In spite of all the struggles that the current economy has thrown our way, I absolutely love working with real estate professionals.  You can't get a better job than that!

As a Youth Counselor...
I am able to hear what my children have to say in a way that is comfortable for them.  Kids share so much with their friends, things that they may not always feel comfortable sharing with their parents.  Being a counselor allows me to hear it and process what they are saying without giving them the feeling that I'm interfering in their lives.

As a Christian...
I am in a unique position to teach my children about the Lord.  It helps us (my husband and I) make the best choices for them and affords us the opportunity to provide them with sound reasons why we made the decisions we did.  Also, being a Christian helps me to show them the right way to live and provide them with sound doctrine of WHY we should be the way we are.

As a mother of 6...
Our large family is a direct tribute to my husband, who I love dearly.  Having more children than most has given us many trials but so much joy!  My children are my husband's legacy.  Hopefully, we will nuture and raise them so that they will be great additions to the community!

All that I do is for my family.  I have friends.  I have interests other than my kids and my husband.  But they are not my passion.  My family is.  And I'm so, so glad I have them!

So You're Thinking of Moving to St. Petersburgh, Florida, Eh?

Alright, so here's the story...

My husband and I bought our house in Garfield Heights, Ohio about 4.5 years ago. We love our house - absolutely love it! It sports 4 bedrooms, 1 full bath and 2 half baths. At the time, we had 3 children. Our sons were 9 and 6 and our daughter was born right after we moved in. In the last 4 and a half years, we had 3 more children. Our son who is now 2, and 10 month old twin boys.

Needless to say, we've pretty much outgrown this house. (That's probably an understatement, you think?)

The Simms Team at ALVA International, Inc. - Specializing in Waterfront and Luxury So in full disclosure, we're tired of the cold and snow. Used to it, mind you, as a result of living in NE Ohio for so long but tired of it nonetheless. Wouldn't it be nice to move to warmer climates, my husband pondered. Like, to Florida, he says. Today I think, hey, I know a realtor in St. Petersburg! So I looked up Sharon Simms of ALVA International on Active Rain and gave her office a call.

Sharon was under a deadline so I couldn't speak to her but I did talk to Amy Grashel in her office. After an entertaining and humorous conversation about short sales and foreclosures where we were both able to vent, Amy got all the information she needed from me.

Within minutes of hanging up the phone, I had an e-mail with properties that fit my price range and family needs! Minutes, I'm telling you! She must have been setting up the search while we were talking and I didn't realize it. Along with the e-mail was Amy's promise that if we saw anything for which we really wanted to see more photos than what was in the MLS listing, "everybody here has cameras."

These people are really nice, fun, and funny. Most of all, they are the most accomodating people you'd ever want to work with! And I haven't even started working with them yet!
