Northwest Cobb average prices have been showing a slow downtrend over the past 18 months. The number of transactions have really gone down dramatically.

This area includes Acworth and Kennesaw and is in the northwest part of Cobb County.

Total days on market shot up to 132 and the sales price to original list price ratio went below 90%.

Year over year, total transactions decreased from 75 to 35 (-53%)

Year over year, average sales price decreased from $174,867 to $165,223 (-6%)

West Cobb average prices are starting to show a downtrend. The number of transactions have definately been going down over that last few years.

I think that this is a great area to consider especially if you can snag a good foreclosure deal. The public schools seem to remain highly ranked and it has great access to the Town Center Mall. There are some really nice homes that have been built in the area.

West Central Cobb average prices are continuing to go down along with a decrease in the number of transactions.

This is a large market area that goes from I-75 in Smyrna and Marietta west to the Paulding county border. One needs to be careful about using these stats to make a general evaluation for the entire area.

Sales to original list price ratio has been steadily dropping and is now around 86%.

South Cobb average prices have gone down quite a bit in the last 18 months. There has been a definate downtrend in prices. The number of homes selling have also dropped.

This is a large market area that goes from the Perimeter in Smyrna west to the Paulding county border. It includes Mableton, Powder Springs and Austell. One needs to be careful about using these stats to make a general evaluation for the entire area.

Average number of days on the market spiked up to 151 and sales to original list price ratio has gone down to around 85%.

The south eastern part of East Cobb has been holding up pretty well as far as average price goes. Prices have been flutuating within the same range over the past 2-3 years. The number of homes selling have dropped dramatically.

Average number of days on the market spiked up to 204 and sales to original list price ratio has gone down to around 90%.

I'm starting to see a few more foreclosures come up in this area but they still seem to be relatively rare. The high ranking school districts are a big plus in this area. I think that when people in the Sandy Springs area can't afford to send their kids to private school anymore, East Cobb, just across the Chattahoochee River, will be the first place these families consider moving to.
