Thoughts On Upcoming Memorial Day

As I sit here this morning, I am anxious and hopeful of what the upcoming Memorial Day holiday will bring. In my neck of the woods, the weather is predicted to be excellent for the entire weekend. This is good, I say, since properties look better and prospective customers have a better attitude overall when the sun is shining. I have a weekend full of appointments and showings and I could not be happier. I have visited a few positive-thinking websites already, in hopes of getting myself in the right frame of mind and positive attitude for what is to come. So, as we embark this morning on what promises to be a great weekend for everybody, I would like to share the following:

1. Avoid people who tend to think negatively on a constant basis;

2. Take care of yourself by eating right and exercising;

3. Surround yourself only with the things you love and that make you feel good;

4. If people tell you you can't do something, take that as a challenge and prove them wrong; and

5. Recognize negative thoughts as they take shape and bury them before they take root.

I hope everyone has a safe, healthy and profitable Memorial Day weekend!

Finding a Home Online

There was an article in the New York Times yesterday regarding one couple's quest to find a home near New York City. The interesting part of the story was that it was basically all done online. The couple were in Kenya and learned that one was being transferred to NYC. So they did what a lot of buyers do: they went online and started looking.

The article stressed the importance of photographs and virtual tours of the property. These tools enable home buyers, such as the couple in the article, compare and evaluate properties. In the end, the couple picked a single family home in New Rochelle, a NYC suburb. Get this: they were particularly taken with an online photograph of the trees and bushes on the front lawn in full spring bloom. Said the wife, "It reminded us so much of Nairobi, which is very verdant, that we just fell in love with the place." Wow. Listing agents, make sure you get those photos in!!!!!!!!!!

More Massachusetts Inventory On Its Way???

By now, many of you have learned that the Attorney General's office of Massachusetts (headed by Martha Coakley) and Goldman Sachs, in the first settlement of its kind in the entire country, have agreed to have Goldman reduce the size of sub-prime loans for some 700 Massachusetts homeowners by up to 35 percent.

This settlement is noteworthy for two very important reasons: 1)Goldman did not originate these loans but is still being held accountable and 2)with a reduced mortgage, some of these homeowners may very well be in a position now to put their homes on the market. This means that in the next few months, there may very well be a surge of more inventory here in Massachusetts.

Here is the link to the Boston Globe article:

http://www.boston.com/realestate/news/articles/2009/05/12/state_gets_subprime_loan_cuts_for_700/

From the article, "As part of the settlement, Goldman Sachs will reduce the outstanding balances of sub-prime mortgages for 714 homeowners, most of whom live in Boston, Brockton, Lawrence, Springfield, and Worcester." (emphasis mine)

Do any of you know any of these homeowners? Maybe we should think about getting to know them soon!
