If you're sick of what is offered at the local movie theater and you're looking for something fun and diffferent check this out - if you like unique films from all kinds of genres. The independent films come from all kinds of styles including animation, documentary, experimental and narrative. The films vary in length from one minute to full feature length. This year, there is a documentary about people who customize their cars called Automorphosis, that will definitely be on my watch list since I love cars. Some of the other subject highlights of films this year include sampling and remixing taking material from a existing film and making something new of it and an evening dedicated to animator Don Hertzfeldt, the animator behind the film Rejected. Some screenings will include panel discussions, video installlations and lectures. There will also be family friendly programs for kids and adults so don't hesitate bringing the kids. Over 2600 films from 40 countries were submitted for the festival with 120 actually making the cut. The festival runs from March 24th through March 29th, 2009. I was introduced today to a new program being rolled out by our in house lender, Wells Fargo Home Mortgage. This type of mortgage which is FHA insured, is geared toward clients who are 62 years or older who are looking to purchase the perfect retirement home.
Some of the features of this mortgage are there is no monthly payments required, no prepayment penaltties, and the title will remain in the borrowers name. (Trusts are OK).
In addition, the person getting this mortgage will have no credit score requirements, no income requirements, and no debt to income ratio issues.
This is a great program for all the aging baby-boomers who may need to buy a home but do not want to deal with a large monthly mortgage payment and would want to buy in a senior housing community.
The qualifications for this type of mortgage include: the client must be 62 years or older, the home has to be the primary residence - and a significant downpayment, which is based on age and rates. The borrower will still be responsible for their own property taxes and homeowners insurance.
This program would work great for a couple who may want to downsize to a condominium, or move closer to family. I know we all have aging relatives who this may appeal to when they are on a fixed income.
What is needed to submit a application for this program is a HUD counseling session, a signed purchase agreement, and a $399 non - refundable deposit.
I know I will be getting calls to find out more information on how this mortgage works and I hope I can help someone you know, find a home.
Call or e-mail me anytime with your questions with regard to this program:

If you are looking for a fun night out with your significant other, try the Ann Arbor Comedy Showcase for many laughs. I have been going there with my partner Lorrie Shaw for years and we love it. The two biggest things that we like about it, is that the early show (8:00pm, usually) is non-smoking and it's a pretty inexpensive night out on the town. Plus, if you buy your tickets in advance you can save a few dollars. Each show usually has 2 or 3 local comedians to open the night, then a headliner - all very funny! AACS is located at 314 East Liberty in Ann Arbor. Above the comedy club is Seva, a restaurant specializing in fresh, vegetarian and vegan fare. There you have it - dinner and a show. Just a short drive from Chelsea, Dexter or Ypsilanti! Laughter can always be the best cure for a long cold winter, especially here in Michigan!
I encountered a situation last week at a local grocery store parking lot in Dexter where I ended up playing the role of the good Samaritan. I was standing in the parking lot unloading my returnables into a cart when I noticed a womans billfold in the grocery cart next to mine. I was kind of shocked to see this and thought, "...oh I bet this person is really freaking out right now that they cannot find their wallet". So, I opened it to try to find some identification so I could return it to the owner. There was a I.D. along with cash, credit cards and other important information - but no telephone number to reach the lady. I thought about what would be the best decision to make sure this individual got their wallet back with all of its contents, so I decided to go into the store where I knew the manager well to see if she may of knew the woman. To my surprise the manager not only knew her, but said she does this on a regular basis (very forgetful, I guess) and it usually takes a few days before she realizes that its missing! Anyhow, the manager assured me she would contact the owner and return the wallet and its content to the owner.
I went to bed that night glad I was able to help someone out and be a good Samaritan. Has anyone else been able to play this role lately in life? I told this story to my brother and he said the same thing happened to a friend recently and his wallet was returned to him in the mail with his ID. and some other content, but his cash was missing. I guess he was not as lucky as this lady.
