A lot of agents claim to be REO experts. But lets face the facts, in order to properly handle an REO, or Real Estate Owned/bank foreclosure you need to be experienced in many areas. You must be able to function electronically. If you cannot email contracts do not pretend to be a REO expert. I am constantly amazed at agents that are unable to email me an offer and insist on faxing it. You must also be able to properly manage the property. This will involve visiting the property. I know this is a stretch for some agents. I was in a home that I could not even get my car in the driveway it was so overgrown. When I called the REO "expert" list agent she had no idea the property was in such disrepair. No way was she doing weekly inspections, in fact I would be shocked if she ever set foot in the house. You must also be able to handle the billing for the utilites and lawn maintenance in your asset manager requires this of you. Most will also want weekly updates and monthly marketing reports. There is much more to be a good REO agent than just getting the listing. You must market, maintain and keep you asset manager happy through the whole process.
281 5th St in Key Colony Beach was a recent bank owned asset that I marketed, maintained and closed. It sold in 6 days, closed in 34 and sold for $100 over the list price.
My asset manager and the new buyers are happy and I count this as another successful REO closing giving me REO Expert bragging rights.
(PS. I have been doing this for 20 years and have sold about 100 bank owned properties)

Kelly Willey is the broker and began her real estate career in 1989 in Baltimore, Maryland and Long and Foster Realtors.
