Real Estate is Local - Houston has the second best year on record for property sales in 2007

Case in point is our real estate in the Houston area. 2007 was the second best year on record for property sales in Houston according to statistics released by the Houston Association of Realtors. The only year that was better was the year before in 2006. Considering that much of the countries housing market has been hit fairly hard Houston is doing okay. The median sales price was $152,000 which was actually an increase of 1.6% compared to 2006. The full year average sales price was $206,393 or an increase of 3.9% compared to last year.

We moved to this area 11 years ago. As a brand new agent I had my first listing appointment very shortly after moving here and getting in to the industry. I ran the comparatives and thought I must have done something wrong. This gentleman had bought the house in the early 1980's and according to my comparatives he was upside down. I went to other experienced agents in the office who talked to me about this little oil bust that happened in Houston in the 1980's. Before the oil bust Houston was flying high and homes were appreciating rapidly. After the bust it was a different story. They told me tales of only showing foreclosure properties as that was all that was on the market. So it was not unusual for someone that had Waterway in The Woodlandsbought in the early 1980's to still be upside down in 1997. We have shown slow steady growth since that time and the gentleman would no longer be upside down. Since that time Houston has also diversified. I personally don't think our area is totally dependent upon any one industry like they use to be.

In the 11 years that we have lived here we have seen slow steady growth year after year. I would talk to friends in other parts of the country and their housing prices were sky rocketing where our growth was more like a tortoise. I can remember talking to REALTOR friends in other parts of the country who would put a house on the market and quickly have multiple offers. I remember at the time being a little jealous as our market just kept slowly plodding along.
Fast forward to the present and I just don't see that we have a bubble to burst like so many other areas have had. We still do have our fair share of foreclosures because of what happened in the mortgage industry but on the whole our market is not bad.

Tierra Grande just did an article on the Looming Boom that is predicted to take place in Texas between now and Horses in Magnolia TX2030. They said "The Lone Star State is being "discovered" by the rest of the country because of its affordable housing, lower cost of living and cost of business, greater employment opportunities and appealing lifestyle. Events and circumstances point toward a Texas-sized boom between 2005 and 2030." I took a Generational Marketing Class a few years ago and one of the things they discussed that would really affect Texas was all the baby boomers that are moving away from the colder climates to warmer climates; Texas being one of those warm climates.

If you are thinking about trading up 2008 might be the perfect time to do it. As I said Houston has not been as affected as the rest of the country but we do have more homes on the market than we typically do. This shifts things from a seller's market to more of a buyer's market. This could be the time to make that switch.

I thought about putting pictures of Houston on this post. I even went over to Istockphotos and pulled up Houston photos but this information is relevant to all of the Houston area so I have included pictures from the areas that I cover; which is the Northwest area. The pictures are from Spring, The Woodlands and Magnolia area.

Springwood in Tomball TX

Springwood in Tomball TX

Springwood is a pleasant neighborhood located between Baker road and Quinn in Tomball TX, (a hometown with a heart.) It is approximately 30 to 35 minutes from Houston. It is a small quiet neighborhood with towering pines, oaks and nicely landscaped yards. There are two entrance in to Springwood. One entrance is off of Baker Street and the other entrance is off of Quinn; which is why I have shown the two different entrances in to the subdivision.

The neighborhood was developed in the late 1990's and early 2000's by DR Horton and Meridian homes. With only about 92 homes it is a small subdivision. The homes range in size from 1800 square feet to 3200 square feet with most homes being somewhere in between. Homes sales are currently in the $145,000 to $187,000 range. Typical amenities include 3 to 4 bedrooms, 2 to 2.5 bathrooms, many homes have separate formal areas, the larger homes usually have game rooms, and 2 car garages.

Springwood has a homeowner's association. There are however no subdivision amenities. On the plus side the subdivision is NOT in a MUD district. The tax rate is $2.62 per 100 home value. This helps to keep the property taxes fairly reasonable. Being located in Tomball the subdivision has all the Tomball city amenities such as water, trash, sewer and gas.

The subdivision is in the highly acclaimed Tomball ISD. The High School is Tomball, the middle school is Beckendorf and the elementary is Tomball.

It is hard to find this price of a home in the city limits of Tomball so this makes Springwood a hidden gem.

Londonderry in Spring TX

Londonderry is located in Spring Texas; off of Kuykendahl just south of the Woodlands in Harris County. The homes were built in the late 1970's and 1980's and then there are also sections that were built in the late 1990's and early 2000's. With around 450 homes in the subdivision there is a wide range of architecture.

Recent sale prices range from the low 90's to over $160,000. Square footage ranges from 1500 up to 3000 square feet. The subdivision is in the highly acclaimed Klein Independent School District.

The subdivision has some great amenities. There is a community center with an Olympic size swimming pool, playground, tennis courts and a small pond behind the clubhouse. This is home to the Londonderry Lightening Bolt swim team. They are the 2007 C-5 Division Champions.

Windrose in Spring TX - master planned communityWindrose is a master planned community in Spring Texas. It is located between Kuykendahl and 2920 with easy access to I-45, the Beltway and SH 249. It sprawls over an area of 1121 acres of land and has approximately 2000 homes.

The community includes an 18 hole golf championship golf course winding through the neighborhood. The club Windrose golf course Spring TX is open to the publicincludes a full service golf shop, PGA golf teaching center, and full service grill. The fairways meander through century old Oak and Pine trees. The Club Amenities include a Twelve acre driving range, 10,000 square foot driving green.

There's a Meeting house for the residents to get together. There are lots of programs and ways to get involved in the community. Located near the Meeting house you will find tennis courts, volleyball courts and a soccer field. There are two swimming pools in the community one of them being a Junior Olympic pool.

Within the community Windrose offers a variety of amenities such as lakefront home sites or homes on the golf course. There is a wide variety of housing available in Windrose from a smaller starter home all the way to executive homes. This is one of those communities where people often move around within the community.

Coventry in Spring TX ClubhouseCoventry is located in Spring Texas; off of Kuykendahl just south of the Woodlands in Harris County. You take Augusta Pines Blvd. about a mile to get to the subdivision.  This makes for a very quiet subdivision in that you don't hear any busy street noise.  Coventry is located about 35 to 45 minutes from Houston. It is only 5 minutes from Sterling Ridge in the Woodlands. 

Coventry is not a part of Augusta Pines.  You drive through Coventry to get to Augusta Pines but Conventry was in existence before Augusta Pines was. They do shareCoventry in Spring TX is a nice quiet community the same municipal utility district (MUD). The subdivision has been in existence since the early 80's but the majority of the homes were built in the late 1990's and early in 2000. Coventry is fairly small with just over 300 homes and has a little bit of a country atmosphere in that the subdivision itself does not have street lights.  Each home has a light pole in their yard and that is part of the subdivision restrictions. 

The majority of the homes were built by Royce or Hampton and are from 1600 to 3200 square feet but there are a few homes that were built in the early 1980's that are larger than that.  Many of the homes have oversized lots and the builders kept the trees when they built the subdivision so you have beautiful tree lined streets. There are towering pines, oaks and sweet gums through out the subdivision.

The homeowner's association recently renovated the clubhouse adding a full kitchen and totally renovating the outside keeping the beautiful original stone and updating with hardy plank. Cement walk ways were added with a pavilion in front of the swimming pool. A play area was also recently added with benches to watch your children play.

I noticed in preparing this market report that 4 homes have come on the market just since the first of the year. It looks like Coventry is gearing up for the spring selling season.
