People always say it must be great to be a realtor. You get to look at houses all the time. That's the easiest part of the job! I know people that love to search online and look at the pictures. It's great to get out there with the buyer and see these properties. Pictures don't show the whole pictures. You can't feel the square footage and layout. Virtual Tours help out a lot if they are true tours not just a still picture that moves left to right and up and down.
Here are Three Homes I Got To Explore This Week With My Buyers!
A Ranch Home On 2.2 Acres In East Rockhill Township, Bucks County On A Creek. This Has A True Country Feel. The Home Has A 28 x 27 Garage with An Unfinished Second Story It has 200 AMP Electric Service. I Will Be Calling To See If This "Garage" Could Be Turned Into A Home With Township. The Home Has A Beautiful Stone Fireplace In Living Room. It Needs Some Finishing Touches But The View Of The Creek Is Amazing. Sheard's Mill Covered Bridge Is Just Steps Away From The Driveway. It is Offered At $199,000! MLS # 5569064

The Second Home Is Also A Ranch In East Rockhill Township With 2 Bedroom on .79 Acres. The Backyard Is HUGE and perfect for football games and picnics. Great Value For $159,900!!! MLS # 5570028

The Third Home Is A Ranch In Coopersburg Borough On .49 Acres. This Home Is Bank Owned And Has Had Extensive Water Damage In The Basement. There are so many homes to see today so how can a buyer make up their mind! Should you keep looking or buy something today? What if something better comes on the market? Whether a better house, better location, better deal, better condition... So What Are You Waiting For?
So you have made it this far to decide to buy a new home. This could be your first home, second home or your forever home. This market is suppose to be for buyer's but why do they feel more confused? Part of it is the all the inventory out there and another part is the media telling people that there will be more foreclosure that may effect your area.
Let's face it there are a lot of house out there to look at. I'm not one to lie there is a lot of shit on the market. Bank owned places that need totally rehab AKA lots of time & money to make it what you want. Windows, Carpet/Flooring, Paint, Bathrooms, Kitchen, Heating & Air Conditioning Units, Roofs Which Mean Plumber, Electricians, Contractors= $$$$$$! So be careful if you are looking at these. If you have the resources to take on a project like this then do your homework. Go to the Home Depot or Lowes and checkout the cost of drywall, tubs, kitchen cabinets, etc. Use your local heating and flooring places; sometimes they can give you better deals then the chain stores.
Then there are places that are fixed up, well taken care for & PRETTY!!! These deserve fair market value. I'm not telling you to over pay I'm saying if they are priced right for the condition and comparable then this might mean it could be a lot easier to have a move in ready home. You may not love the bathroom color but you can always change that.
After looking at both options what fits your needs? What do you have to spend? How valuable is your time? Home ownership is a commitment today. You can buy low and put some money into it in hopes to move within a few years, Or you can buy for the long term to enjoy the home.
