It's great to get out there with the buyer and see these properties. Pictures don't show the whole pictures. You can't feel the square footage and layout. Virtual Tours help out a lot if they are true tours not just a still picture that moves left to right and up and down.

Go to the Home Depot or Lowes and checkout the cost of drywall, tubs, kitchen cabinets, etc. Use your local heating and flooring places; sometimes they can give you better deals then the chain stores.
Then there are places that are fixed up, well taken care for & PRETTY!!! These deserve fair market value. I'm not telling you to over pay I'm saying if they are priced right for the condition and comparable then this might mean it could be a lot easier to have a move in ready home. You may not love the bathroom color but you can always change that.

With lots of help from friends and family we gutted the home and replaced the old with new. It was an awesome experiance and I can't wait to do it again. Would rather rehab an exsiting home but who knows I may want to build a home one day!
