Where Do I Find An Agent To Help Me Buy?

You've Already Made The Decision That Buying A Home Is What You Want To Do. You Realize This Is A Good Time To Buy & Are Ready For The Responsibility. Next You Go To Your Computer & Start The Search.

You go to the real estate sites in your area that come up and start tagging the homes that fit your price range and style you are looking for. You pick up your phone make an appointment to see one. You drive thru the neighborhood then go to the home. The agents there to meet you and you walk thru the house and are now disappointed on the size or condition. The agents ask you questions but are you sure this agent is going to be the best one for you?

Here are some ways to get an agent that will work for you and make you feel comfortable as a buyer

  1. By Referral! Do you know anyone who bought a house recently. Were they happy with there service they received from their agent. Did they accommodate there needs & could be contacted easily.
  2. Do you have a friend or relative in the real estate business? Take them seriously! They will appreciate that you thought of them. It may not always be the best choice but if you feel that they are serious about selling you a house then they are.
  3. Market Area. Is there an agent that knows your area better than any other. These agents have listing everywhere. Do they Work With Buyers? Or Do They Have A Buyer's Agent That Works With Just Buyers?
  4. Internet. Does someone have a great website that tells you about the schools, you can search for home easily, and provides you with local market information. Are you contacted with an old friend thru facebook that is now a Realtor? Do they have updated blogs?
  5. Open Houses. You walk in and the agent provides you with the right information and you have great conversation. They may suggest some properties that you may like and fit your needs. They follow up and check in to see if you need help.

I hope this helps all though buyers that are looking for that agent to take them by the hand and lead them to their new home!

What You Need To Know As A Homeowner When You Haven't Made Your Mortgage Payment

The Economic Is Providing Tough Times For Everyone These Days. What Happens To A Homeowner When You Can't Make Your Mortgage Payment?

Once you haven't made a payment you now have late fees and interest you still need to pay. Lets say you are 3 months behind but have enough money to make 1 full payment, but the mortgage company sends your money back! Get on the phone and let them know what is going on, Don't keep them in dark.

If you know you can't come up with the money look at the situation and come to reality what is really going on. Don't ignore It; This won't make the situation disappear. Throw out the thoughts of what will my neighbors think... Take action for yourself.

In Bucks and Montgomery Counties You will be served by the sheriff's department from your mortgage lenders attorneys. The foreclosure process has begun.

What Can Be Done?

  • If you have equity in your home it will be in your best interest to sell and keep the money. You can alway purchase another home in future once you get back on your feet! Times will change and so can you.
  • If you owe more than your home is worth sell it by doing a short sale. Your local Realtors can help you.
  • If you can work a repayment plan out with your lender give them a call and fill out any necessary paperwork. If you have gotten back to work and are now making a steady income again let them know that you are willing to do whatever it takes to make it right.

If My Home Goes To Auction What Happens To Me?

  • In the state of Pennsylvania there is NO Right of Redemption Period. You will not be able to purchase your home back. The bank either has bought it or a private buyer purchased it at the auctions.
  • If you still occupy the home the bank may offer a cash for keys period. Typically the offer a few thousand dollars for move out cost. The first offer will be your best.
  • If you refuse to take the cash for keys period then the sheriffs department will get an order for eviction. They will change the locks and let you get personal belongs out. There may be a moving company to place your things is a storage unit. The cost for the unit will be your responsibility. They may pay up to 30 days.

Look Thru The Buyers' Eyes To See What They Really Want

When You Go Out For Your First Round Of Showings With A New Buyer It Can Be A Real Eye Opener For Everyone, Especially If You Are Working With A First Time Home Buyer. When You First Talk To Them They Tell You What They Want... Bedrooms, Bathrooms, Garage, Basement, Lot Size, etc. You Make The Appointments Then Off You Go.

The First Day Really Is About Getting To Know Your Clients. If You Sell Them A Home First Time Out Of The Gate Of Course That Is A Plus. We Go To That First Home And Do You Listen To What They Have To Say Or Do You Watch Their Expressions? I Have Learned A Lot By Just Being There In The Same Room.

They Told You They Need A "Big" Kitchen But When It Comes Down To It They Would Rather Have An Updated Kitchen & Can Sacrifice The Size. They Said They Want A "Big" Yard, But Privacy Is What They Are Looking For.

So Now The First Day Is Over & If They Didn't Find "The One" I Always Feel I Can Go Back And Search For What They Are Really Looking For. I Have Learned About More Details That Make Them Excited. I Have Seen Them Get Excited About Little Updates Like Wood Trim Or A Layout That Really Impressed Them. Who Knew They Would Fall In Love With New Tile In The Bathroom. These Are Things That May Have Not Crossed Their Minds Until They Could Really See It For Their Own Eyes.

Keeping Your Eyes Open Wide Will Catch All These Details To Find The Home.

Is Your Market Seeing Homeowner's Downsizing?

In The Recent Month I Have A Been On A Few Listing Appointments Where The Seller's Are Interested In Downsizing. They Are Either Downsizing Square Footage, Acres, To Ranch Homes, or Taxes. Due To The Economy Some Of The Baby Boomer Generation Have Decide Enough Is Enough I'm Going Out And Enjoying Life! They Are Relocating To Other Areas That Have Cheaper Home Values And Can Travel To Visits Friends And Family.

There Are Some People In A Different Situation; They Have To Sell & Are Moving In With Children Or Are Putting On An In-Law Suite. With Taxes, Health Care, And Just About Everything Else Increasing This Is Coming To Be The Best Decision For Everyone.

My Parents Have Lived With Me For The Past Four Years. This Was Due To Financial Issues. It Works For The Most Part.

Is This An Over Market Trend We Are Seeing? Are You Seeing This In Your Part Of The Country?
