I buyer I am taking out tomorrow said this statement to me today. I have worked with these buyers for a few years. We have homes under contract but something seems to not be right. In their heart I believe they really want to find that home but they are always thinking of building what they want. What has stopped them I guess at this point is finding that right piece of dirt. Tomorrow there are 3 on the list.
There were two nice ranchers with a dining room, updated kitchen, and sunroom which are all on the list of must haves. When she called to see it I had to let her know that one sold in 10 days! So the market must be picking up. Yes it is. BUT WHY YOU ASK?
1) We had to have a little head start to the spring market since our fall market was not so hot. It was pretty chilly in the sales department by all honest.
2) First time home buyers are buying again. For many reasons like $8000 tax credit, their rent is a much as a mortgage, townhomes, condos, twins, and smaller single are more affordable, and rates are great!
3) Which means those people in those homes can upgrade if they have been waiting to do so. I have clients that have been looking for a single home with a yard but couldn't find anything under $350,000 for about 3 years. Now they have plenty to choose from.
4) There are multi offers in on homes! If it is priced right and/or shows well. Someone will fall in love with it.
