Inspection Options In Pennsylvania

The Agreement Of Sale Contract Used To Purchase A Property In Pennsylvania Is Detailed And Has Many Options To Protect Buyers And Sellers. When The Buyer Makes An Offer To A Seller There Are Often Inspection Contingency. In The Contingency Paragraph There Are 2 Options To Choose. The Options Apply To Your Property Inspection, Wood Infestation Inspection, Radon Insepection, Water and Sewer Inspection. Option 2 Is Different When Making An Offer With A Property With On Site Sewer/ Septic Systems.

Option 1: (Time Period Is Usually 15 Days From Accepted Agreement Of Sale But Could Be Shorter or Longer As Long As Seller And Buyer Agrees.)

1) Accept the property with the information stated in the reports.

2) If Buyer is not satisfied with the information stated in the reports, terminate the agreement by written notice to the seller, with all deposit monies returned to the buyer.

3) Enter Into A Mutually acceptable written agreement with the seller providing for any repairs or improvements to the property and/or any credit buyer at settlement, as accepted by the mortgage lender.

**** If the Buyer And Seller Do Not Reach A Written Agreement During The Specified Contingency Period, and Buyer Does Not Terminate The Agreement In Writing To The Seller Within That Time, Buyer Will Accept The Property.
