I’ve lived in East Bethesda for over 16 years. I’ve sold real estate in East Bethesda for over 12 years. It’s a wonderful neighborhood within walking distance of two metro stops AND downtown Bethesda. While all of this information is available to you on the various search engines, I’ve taken the time to inject my opinion on the condition, pricing, and likelihood of each property selling… or not. January 6 update: No new listings, no price drops, and 1 house went under contract (one of the townhouses - making this the first time in over a year that none are for sale within East Bethesda). Another house went directly from "on the market" to "sold"... no warning of a contract, so that one is gone, too. With only 4 homes advertised on the MLS, East Bethesda inventory is sorely lacking.

This one is a puzzle. Expanded brick cape on a very busy corner (Jones Bridge and Wisconsin Avenue just across from NIH and the BRAC expansion). Back when it was a rental it used to sport a "Fortunes Told" sign, much to the chagrin of the neighbors. The MLS listing has it with 2 bedrooms and 1 full bath, though there are plenty of additional rooms and plumbing... makes me wonder if some of the work wasn't officially permitted? Real EState Report for East Bethesda 2011

Lynbrook Park, East Bethesda MD

Happy holidays, East Bethesda. It’s time for the annual wrap up. 2011 numbers have held steady from 2010, inching up a modest 0.6%. This isn’t a bad thing. Prices rose by 6.3% in 2010 – the first increase in 3 years. Given the continuing turmoil in the rest of the country, the plateau is a welcome relief.

The 2011 average sales price in East Bethesda was $903,951, with a total of 44 transactions. That’s a 7% increase in volume over 2010 when we had 41 sales averaging $898,224.

Mortgage rates are hovering just under 4% for a 30-year fixed rate (up to $729K). How low can they go? Now is the time to buy or refinance.

Inventory is low. There are currently 5 active listings in the neighborhood ranging from $575,000 - $1,865,000 (3 listings are over $1-million & 2 under). Now is a good time to sell. Three of my four East Bethesda listings this last year received multiple bids and sold for more than the asking price. Price it right, spiff it up, and it should sell quickly.

Parking in Bethesda 2012

Bethesda parking, or lack there of, will soon become even more of a challenge.

Starting around January 15, Lots 31 and 31A (a.k.a. the parking lots across from Barnes & Noble) will be closed fur 30 months during construction. In short, 270 surface parking spaces will disappear. The county plans to build a large underground public parking garage on this space (around 940 spaces), and up top will be 88 luxury condominiums (The Darcy) and 162 apartments (The Flats).

Parking, as you can well imagine, will be difficult. To ease the pain the county plans on shifting some long term parking out of the neighboring public garages and adding 103 short-term spots and 9 ADA spots. Long terms spaces will be available at the public lot on the corner of Woodmont and Old Georgetown and the Auburn-Del Ray Avenue garage. The free Bethesda Circulator* will ferry you from downtown Bethesda to the outlying lots. Of course, they’ll be increasing the frequency of service.

It's not going to be a whole lotta fun. Time to tune up my bike.
