The Sarasota real estate market seems to be turning a corner. It is showing signs of a bottom. Only time will tell if we are a the bottom or not. There are more foreclosures coming so that will most likely put some downward pressure on price. The prices in Sarasota, Florida have dropped dramatically from the highs of 2005. In some areas homes are selling for 30%-40% of their highs of 2005. Those are the hard hit parts of Sarasota, Florida.

From an average Realtor's perspective the market is fairly busy. September is typically a slow month for real estate. Personally, I am fairly steady. I sold one house, currently negotiating a condo on Longboat Key beach and my partner Shayla Twit sold 2 properties as well.
The general public and especially people from up north think that Realtors are twiddling their thumbs down in Florida. That is far from true. I actually have grown tired of people calling me and emailing thinking that they can buy property half off of the list price. On average, properties in Sarasota are selling for about 90% of list price.

I had the pleasure of showing a couple of properties in the Sanderling Club yesterday. What a fabulous beach front community on Siesta Key. It is one of the few gated beach front communities in Sarasota, Florida. It is located just south of the Stickney Point bridge on Siesta Key and just south of the Point of Rocks area. This is a very exclusive neighborhood with several beach front estates. Some of the estates have several acres on the water. As of late 2009 you can figure the starting price for getting a home on the beach is the neighborhood of around $2.5 million.
The beaches in the Sanderling Club are very private andy ou can walk for miles and miles without seeing very many people. The community offers beach cabana for those who do not live on the beach as well as tennis facilities and boat docks on the bay side of Siesta Key.
