Well, it happened again....

Someone approached me in the grocery store yesterday and said that he knew that I was in real estate, but since I 'only handle Buyers and Sellers' could I recommend someone to help him find a rental?!?!

I was shocked!

I don't know why anyone would make that assumption because

I certainly DO work with rentals!

Great Deals on NEW Condos in Palm Beach Gardens - Midtown

If you've been looking for great deals on new condos, you'd be hard pressed to do better then the units at Midtown at the Gardens located right off of PGA Boulevard.

There are still some units available, but after the most recent price drop they won't be around for long.

Great News for Palm Beach Gardens Real Estate - Consumer Confidence on the Rise...

Sorry to be the bearer of more good news....

An article written by Anne D'Innocenzo titled "US Consumer Confidence Soars in April" starts off this way:

"Hopeful signs that the worst may be over for the economy boosted Americans' moods in April, sending a closely watched barometer of sentiment to the highest level since November.

The New York-based Conference Board said Tuesday that its Consumer Confidence Index rose more than 12 points to 39.2, up from a revised 26.9 in March. The reading marks the highest level since November's 44.7 and well surpasses economists' expectations for 29.5."

So not just an improvement, A BIG IMPROVEMENT as measured by the US Consumer Confidence Index.

Now, as the typically negative media would be quick to point out, it is still on the low side but no one realistically expected things to turn around overnight.

This is a start - a very good one - and not just for Buyers and Sellers of Palm Beach Gardens real estate but for the entire country.

We've been beaten up by all of the negativity. Some of it real of course - but quite a bit created out of thin air by our 'friends' in the mass media who know that negativity sells. It may sell newspapers, but it only helps to stall the economy's recovery. I don't know about you, but I'm sick of it.

Anyway, back to reality....

Mortgage Modifications - Will the BS Ever End in the Mortgage World?

The latest buzz in the home finance world is................. Mortgage Modification.

There's nothing wrong with trying to get your home loan modified so that it becomes more affordable - it's done every day and it really can help out a lot of people.

BUT...

Did you know that you can do the work yourself?

That's right, you don't need to pay someone thousands of dollars to get your mortgage modified - what you need to do is call your lender and discuss your situation directly with them.

There's no guarantee that they will be able to do exactly what you want, but all it takes is a phone call to get the ball rolling.

The only time I would suggest having someone do the work for you is if you have absolutely no extra time to do the work yourself - then you are basically paying for someone to do a bunch of annoying phone / paperwork.

If you do decide to go that route, just make sure that you run screaming in the other direction if someone even hints about an upfront charge.

Another thing you want to avoid is a self-titled 'Mortgage Modification Expert' - trust me, there aren't any! The program just started.

I don't know why the mortgage industry keeps spawning more and more garbage, but the flow seems to be endless!
