Do You Want to SELL your Palm Beach Gardens Real Estate or Just Play Games?

It's pretty simple - if you want to sell your property you have to price it properly.

Easy, right?

Well, apparently not.

Of course everyone wants to get as much as possible when they sell their property, but unless you REALISTICALLY price it, not only will it not be shown, it won't sell until AFTER you've adjusted the price. So why not start off in the right price range to begin with?

I focus on real estate in Palm Beach Gardens and I can tell you from personal experience that too many homeowners hear nothing but price when you're discussing a listing. They don't care how the figure was arrived at or if there is any support for it - the Agent who comes up with the bigger figure will get the listing.

A few days ago Chris Griffith put up the following on her site Life in Bonita Springs:

You may wonder why an Agent would promise a higher sales price if it's not possible.

It's only to get you to sign on the dotted line. Very soon after that they will start suggesting price drops until they get.... where.....?

To the price it should have been at to start with!

Siena Oaks - A Surprise in Palm Beach Gardens Real Estate

Palm Beach Gardens is well known for it's fantastic golf and country club real estate - however, don't make the mistake of thinking that's all the city has to offer!

There are a lot of people who would love to live in Palm Beach Gardens and take advantage of everything it has - but they just aren't into the country club lifestyle or the prices. No problem-

One great choice would be Siena Oaks. Started around 1990, Siena Oaks is located on the east side of town. It's entrance can be accessed from either Prosperity Farms Road or Burns Road.

While we can all agree that the phrase: 'You have to see it to believe it' is a bit over-used, it really does apply in this case. Siena Oaks is close to all of the major draws to the area - shopping, the beaches, dining, parks, public golf, etc., but you really are in your own world when you drive in.

It's a very quite area with only about 299 homes. It's a great choice for small families and first-time homeowners. For those of you with kids that might be worried about cars, there are no through roads which drastically cuts down on traffic.

Most of the homes do have pools, but there is also a community area with a large pool plus 2 tennis courts and a clubhouse that can be rented for private functions.

There are currently 12, no 10 homes listed - 2 just went contingent - ranging from $239,900 to $463,500.

Palm Beach Gardens Real Estate - Positive 3rd Quarter Results-

Positive sales news - you'd better get it here because the newspapers will never report it!

You know how it goes, unless it's doom and gloom these days the mass media doesn't want to have anything to do with it - and that's sad.

Enough said - here's the good news:

Some of the top areas in Palm Beach Gardens real estate are posting increases in sales -

PGA National

Mirasol

BallenIsles

All three showed increases in the number of homes sold in the third quarter of 2008 vs 2007.

That information comes from Regional MLS and it does not include FSBO's but those areas very, very rarely go that route.

Lowball Larry - a Follow-up.

Just a little bit of a rant for this morning-

I finished off last week's Time to Buy post with a mention of Larry the Lowball Loser.....

After getting a bit of abuse from readers for calling the semi-mythical Larry a 'loser', I thought I'd explain things a little!

This type of Client tends to lose out on some really good deals because they insist - against some excellent advice - on making ridiculously low offers on homes. I'm talking 50% of list or even less. Most of the time a Seller will not even bother to counter an offer like that. If they do it won't be with numbers - it will be with 2 short words.

Prices are low right now and there are certainly some great deals out there, but way too many people have gotten the idea that EVERY Seller should be thrilled to be offered ANYTHING for their property. Nothing could be further from the truth!

These folks don't seem to realize that if a property could really be bought for so little, it would have already been snapped up!

So, if you're thinking of buying Palm Beach Real Estate - REALLY buying it - while prices are low, let's get together while some is still available.
