Mountain View Condo/Town Home Market Update 03-14-09

As of today this is the snapshot of the Mountain View Condo/Town Home Market

•75 Active listings

22 Pending sales

6 Closed sale this month

What does this mean? There has not been much increase in inventory this week. Active listings are up by 1 and pending sales are down by 1 in the last week. The ratio of pending to active is about 1 to 3 ratio which is not too bad. Unless this changes the market should stay fairly stable at soft but not horrible. Buyers are very price sensitive, but at least there is money available for loans and the banks will hopefully slow down on the foreclosure spree, which has not hit Mountain View too hard thankfully.

Mountain View Single Family Home Market Update 03-14-09

As of today this is the snapshot of the Palo Alto single family home market:

22 Pending sales

4 Closed sales this month

What does this mean? There has not been much change in inventory this week, either in active listings or pending sales. The single family home market continues to be weaker than the condo market, but that is to be expected since most of the sales activity in the Silicon Valley is happening under 500K.

What does this mean? There has not been much change in inventory this month. Active listings are up by 3 and pending sales are down by 1 in the last 2 weeks. The ratio of pending to active is 1 to 5 ratio when the ratio at the beginning of the Feb. was about 1 to 6 pending to active. if inventory continues to increase without a similar increase in pendings we will see more softening in the market.

This last one really stands out as off, but it was for sale last Aug. before the crash, although just closed. The listing agent is related to the owner, and carried the note. It looks like maybe a builder bought it and did not get financing so the owners are carrying, but that is just speculation.
