Almost all of the buyer transactions I was involved with in 2010 were cash buyers, which was wonderful. But it took me out of the day to day dealing with lenders. I would hear about lenders abilities to offer this program and that. I would hear about lenders requiring buyers to come in with 20% down payment, but being a hands on learner, I was "out of the loop". My first buyer of 2011 is again a cash buyer, no complaints there. I just met with a pair of savy young loan officers who tell me that 100% financing is very much still available as well as some great programs for a VA buyer. I very much look forward to taking advantage of those programs soon as I march forward into 2011.
