Property owners beware of property tax scams. Malibu residents have been receiving what they call a misleading letter from private, nongovernmental companies claiming to help Californians lower their property taxes for fees as high as $176. The letters, which look like official government documents containing accurate information about a resident's property, state that a $30 late fee will be issued if any application is not received by a certain date, which is confusing because, they say, it seems mandatory.
The assessor's office has issued an alert on its Web site at www.assessor.lacounty.gov about the current scam by these private companies. Property owners can have the Los Angeles Cocunty Assessosrs Office reassess their property for free. Homewoners can check the assessor's Web site after April 1st to see if their home is to be included in the review. The county assessor's office this year will be reviewing more than 500,00 single family houses and condos that were purchased between July 2003 and June 2008 in Los Angeles County. home owners not included in the review can file for a Decline-in-Value form online, or at one of the assessor's district offices. For a local office call 888.807.2111.
The planned grand opening of the Malibu Lumber Yard mall has been delayed until the summer. The slow down in opening is due to the requirements for a waste-water discharge permit. Clients will move into the mall beginning in March. Some of the high-end tenants are clothing stores Planet Blue Kids, J. Crew, James Perse, Alice & Olivia, Kitson, Maxfield, Theory and Tory Burch, home store Andrianna Shamaris and the Crumbs Bake Shop. The restaurants that the mall will house have not been announced yet.
Meanwhile, the owner of Cross Creek Shopping Plaza that is across the street from the Lumber Yard, says the economy has had some affect on finding new tenants. a number of longtime tenants have recently relocated due to rent increases have not yet been replaced. Pet Headquarters, Pritchett Rapt & Associates and Casa Escobar were recent exits.
