Much more activity this past week in Norfolk than the week before. All areas saw some movement of properties. There are lots of great houses out there. Buyers – have you ever visited Jane and Paul’s farm? It’s one of the great things about Norfolk. You’ll find it at 33 Fruit Street. Right now it’s time to head over for Strawberry picking.

Single Family Homes

Currently there are 78 single family homes on the market in Norfolk, Massachusetts. The houses have an average list price of $661,000 and an average market time of 164 days. There are six properties available for $300,000 or less. On the upper end of the scale, there are 15 properties listing for $800,000 or more.

New Listings

In the last week five new single family homes came on the market. They are located on Castle Road, Main Street, Freedom Trail, Eric Road and Leland Road. They range in price from $169,900 to $895,000.

Millis Weekly Market Watch – 06/08/2010

Millis, Massachusetts

Several new single family properties came on the market but few left the market. The condo market had some much needed activity with two properties being sold or going under agreement.

Single Family Homes

Currently there are 46 single family homes on the market in Millis. The houses have an average list price of $407,000 and an average market time of 87 days. There are 15 properties available for $300,000 or less. On the upper end of the scale, there are two property listing for $700,000 or more.

New Listings

There were four new lisitings in Millis during the past week. They are located on Morse Avenue, Walnut Street, Dover Road and Myrtle Street. They range in price from $189,900 - $309,900.

Under Agreement

No properties went under agreement in the last week but one property was flagged to go under agreement soon.

Sold

No single family properties were sold in Millis last week.

Historic and Antique Homes

There are 3 properties in Millis currently for sale that were built before 1900 (all dates are according to public record). The oldest property is a colonial that was built in 1835. It’s a large home with 5 bedrooms and 12 rooms total sitting on over 2 ½ acres. There is also a barn on the property. The other antique home were built in the 1880s and are both near the center of town.

There are currently 21 condos on the market. The condo average list price is $281,000 with an average price per square foot of $174. Average time on market is 255 days. A townhouse condo on Key Street went under agreement. And a 2 bedroom townhouse condo at Rockville Meadows sold for $379,000.

Historic and Antique Homes

There are 12 properties in Medway currently for sale that were built before 1900 (all dates are according to public record). The oldest property was built in 1780 and the rest range between that and 1895. One of the properties is a stunning Greek Revival built in 1836. Another is a lovely Victorian built in 1860. A beautiful mansard built in 1880 and newly renovated rounds out the showpieces. The rest of the properties are for the most part what we would consider vernacular gable-end village colonials. Older homes tend to have more bedrooms which in this day and age are convenient as home offices or guests rooms. A number of these properties have 5 bedrooms and one even has 6 bedrooms. Two of the properties have a barn.

Condos

There are currently 13 condos on the market in Medway. The condo average list price is $304,000 with an average price per square foot of $168. Average time on market is 131 days.

Multi Families

There are 5 multi-families on the market in Medway. Average list price for multi-families is $275,000 with an average time on market of 304 days.

Medfield Weekly Market Watch – 06/03/2010

There was a big drop in inventory from last week. That, combined with no new listings this week shows the first sign of slow down in Medfield’s spring market. Medfield made it all the way to June without a slowdown so we can be glad for the strong market that we had. A lessening in activity towards summer is inevitable.

Currently there are 67 single family homes on the market in Medfield, Massachusetts. The houses have an average list price of $949,000 and an average market time of 131 days. However, the median home price in Medfield is $649,000. There are 9 properties available for $400,000 or less. On the upper end of the scale, there are 13 properties listing for $1,000,000 or more.
