Currently there are 67 single family homes on the market in Medway. The houses have an average list price of $522,188 and an average market time of 184 days. There are 12 properties available for $300,000 or less. On the upper end of the scale, there are 9 properties listing for $800,000 or more, four of which are new construction to be built.
There five new properties on the market this week. They range in value from 214,900 to $595,000 and they are found on Winthrop St, Spruce Road, Franklin Creek Lane, Williams Street and Main Street.
Two single family homes went under agreement in the last week. One is the foreclosed property on Summer Street that I mentioned would go quickly. The other is a 4 bedroom, 7 room Cape on Fisher Street. Another property on Holliston Street was flagged to go under agreement soon. In total there are 15 properties already under agreement in Medway. Seven of those are scheduled to be sold in April, seven in May and one in June.
Two single family homes sold this past week in Medway. One was a 9 room, 5 bedroom Raised Ranch on Mallard Drive that sold for $340,000. The other was one of the new construction properties on Independence Lane which sold for $530,000.
There are currently 13 condos on the market, four of which are new construction at Pine Ridge Drive. The condo average list price is $305,392 with an average price per square foot of $9765. Average time on market is 158 days.
There is one only multi-family on the market in Medway. It is a 4-unit property on Broad Street for $339,900. There has been any activity in the multi-family market in Medway the last week.

The Medway Recycle Center is a real recycle center in every sense of the word. Each year, besides the usual trash items, they take your leaves and branches and other dead vegatation and they recycle it. The Medway Recycle Center turns your leaves into compost. The compost in turn becomes rich soil full of nutrients. That soil is available to Medway residents free of charge.
The next time you need some soil for starting your seeds, to enrich some poor soil or even for potting plants - think of the Medway Recycle Center before you head off to the local hardware store. But when you go be sure to bring your own bucket and shovel. Those items will not be provided for you. Also be sure to double check their hours of operation.

The Medway Recycle Center is located at the end of Broad Street in Medway, Massachusetts. You must have a Medway sticker to use the Recycle Center.

This past Saturday morning I sent an email to my contacts in Medway letting them know about a high end house that recently went under agreement very quickly in a popular neighborhoood.
I also notified them about a brand new listing - a foreclosure - that would not be on the market long.
I want to announce that just 5 days later that particular house is already under agreement.
My job as a real estate agent is to know the market. By knowing the market I can make judgement calls about properties that can help you as buyers make decisions that will be in your financial best interest.
How do I know the market?
First, I make it my business to know every house in Medway and Millis. I start with my local agency, Prudential Page Realty. I make sure I see every house in my area that they have listed on the market. We do this as an agency on what we call preview tours.
Next I make sure I see the houses listed by other agents in town. My first step in accomplishing this is through broker tours. Once or twice a month the brokers show each other their new listings on broker tours. I make sure I am on every broker tour.
But not every house is shown on a broker tour. In that I case I track the houses down when they are listed as having "open houses" where the general public can attend. Sometimes I see new listings at open houses before they are on the broker tour. It is in the interest of my clients to make sure I know the inventory as soon as possible so I am willing to go to the open houses and not wait for the special ones set aside for real estate agents.
But again, not every house participates in open houses. So what do I do when a house is not on a broker tour nor does it have an open house? I schedule an appointment to preview the property on my own. I can't tell my buyers honestly whether a house is just right for them unless I have actually been in it. I make it my business to serve my clients as best I can.
What else do I do?
I monitor the MLS system used by real estate agents. When something new comes on the market that is appropriate for my clients I will know about it right away. I can then make a judgement call about whether to alert my clients to the new property right away or not.
Like the foreclosed property I mentioned at the start, some properties will go under agreement quickly. It is especially important to spread the word about these properties quickly. It is better to know about a property while you have a chance to act on it than to constantly hear after the fact about properties that sold quickly. My job is to get the right information into the hands of the right people FAST.
In addition to all this, I make a concerted effort to talk to people. Whether they are residents, homeowners, business owners, town staff, construction folks or developers I will make the effort to keep the pulse of the town so I can be sure I am aware of every opportunity that could benefit my clients.
Whether you are an investor, a first time home buyer, or needing a family home upgrade, make sure that your real estate agent is making it their business to know the market and serve your needs. I know I will. If your agent isn't doing everything outlined above maybe you need a new agent.

One single family home sold this past week in Medway. It was a beautiful 11 room, 5 bed, 2.5 bath colonial on Howe street that sold for $565,000.
There are currently 13 condos on the market, four of which are new construction at Pine Ridge Drive. The condo average list price is $311,085 with an average price per square foot of $945. Average time on market is 151 days. A condo on Main Street was withdrawn from the market in the last week otherwise there was no condo activity.
There is one only multi-family on the market in Medway. It is a 4-unit property on Broad Street for $339,900. There has been any activity in the multi-family market in Medway the last week.
