Swan Lake received the Building Industry Association of South Florida award for Best of Show in 1993. Condos in Pinecrest Fl are not plentiful but we do have some. Pinecrest Florida is known for its large homes with beautiful grounds and its wonderful school system. I find that the number one reason Buyers contact me about buying property in Pinecrest is to get their children in the Pinecrest schools. But we also do have some condos in Pinecrest Fl. Three are at the north end of Pinecrest which puts them very close to Dadeland Mall, which has Florida's largest Macy store and 184 more specialty stores, Downtown Dadeland, and the Metro Rail station.

Let me give you a sampling of condos in Pinecrest Fl and what is available as of today, July 23, 2009.

There is Dadeland Grove, built in 1970 on North Kendall Drive. A 2 bedroom 2 bath is listed for $190,000.

Monterey Gardens on 68^th Court was built in 1968, it has 90 units. There are no units listed for sale there; that is a good sign.

Close by on 69^th Court is Palms of Pinecrest, built in 1967 with 60 units. A 2 bedroom 2 bath is listed for $240,000.

On the south side of Pinecrest on 128^th Street is the condo development of Sunrise Point. Built in 1974 this is a small development just south of one of the nicest parks for families with small children and east of a shopping center with really good restaurants. In Sunrise Point there is currently a 2 bedroom 1 ½ bath for $139,900.

There are some terrific prices on foreclosed properties right now. There are homes for sale in Pinecrest Fl that are foreclosures. If you see one that you like, let me suggest a couple of things. First, be prepared with a preapproval letter in hand so that you can act quickly. Second, don't be surprised if your agent suggests that you offer over list price.

I have been working with a couple for about four weeks now; they're well qualified and ready to buy. We have submitted three offers on three different foreclosed properties and our offers have not been accepted because other buyers have offered more! Just yesterday our fourth offer was accepted on a foreclosed property; of course it was for more than list price and the property had been on the market for just one day when I had already submitted our offer.

So yes, there are some good buys out there. You just need to act quickly and submit your best offer right from the start.
