South Riding Weekly Update 8/9/09 - 8/16/09

SUMMARY

The current inventory level for South Riding increased to 36 active listings this is about a 10% increase. With 6 new listings and 4 homes which went under contract last week, receiving contracts with an average 15 days on the market while the 3 homes sold and went to record last week did so with an Average DOMP of 16 days netting an average of 97%. Looking back over the past 5 weeks of sold homes the average net to list price has been 101.8%, 99.9% 101.7%, 97.1%, 97% for an average of 99.5%, over the last 5 weeks. It looks like homes are being priced at many of the buyers expectations.

With 7 new listings and 6 homes which went under contract last week, receiving contracts with an average 54 days on the market while the 3 homes sold and went to record last week did so with an Average DOMP of 73 days netting an average of 97.1%. Looking back over the past 5 weeks of sold homes the average net to list price has been 96.7%, 101.8%, 99.9% 101.7%, 97.1% for an average of 99.4% over the last 5 weeks. It looks like homes are being priced at many of the buyers expectations.
