Commerce Township, Michigan Real Estate and Homes

Commerce Township Michigan is home to approximately 34,000 residents, according to the last census done in 2000. The name "Commerce" was given to the township in hopes of it becoming a trading center. Commerce is 40 miles southeast of Detroit, and just a 45-minute drive. Commerce Michigan Real Estate borders on West Bloomfield, White Lake, Milford Township, Walled Lake, Village of Wolverine Lake, Novi, Highland, Lyon Township, and Wixom.

Up until the last 35 years Commerce Michigan was considered "Up North" to most residents because of all the lakes, rolling hills and parks that surround the community. Many people have relocated to Commerce because of the fair taxes and housing costs compared to some its neighboring communities, West Bloomfield real estate, Milford real estate, and Novi real estate.

In 1998, the M-5 expressway brought new life to Commerce Township. For many years when I would mention Commerce to home buyers they would always reply back that "it is too far from the expressways." Then in 1998 a new stretch of the M-5 expressway opened up to 14 Mile Rd. on the border between Novi and Commerce Township. The expressway is known by some locals as the "Haggerty Connector", referring to the two-lane Haggerty Rd. which parallels M-5 0.5 mile to the east. This brought highway access within minutes of Commerce residents. Then a few years ago the M-5 expressway was brought north to Pontiac Trail. Currently they are working on bringing it another mile north to Oakley Park Road.

The children in Commerce go to the nationally recognized Walled Lake Consolidated Schools. It has been designated as a National Exemplary School by the U.S. Department of Education. Most recently Walled Lake Central was recently named as one of the top five percent schools in the nation.

A very unique attraction in the township of Commerce is the Long Family Orchard and Farm. The Long family has owned acres and acres of land in Commerce for many years. The long Family Orchard and Farm is located off of Wise road. You can pick your own fresh grown strawberries, cherries, pumpkins, gourds and apples. Enjoy such treats as caramel apples or chocolate covered berries. Tours are offered on the weekends, and there is a petting farm for "kids" of all ages and even a corn maze.

Although Commerce Township is home to eight parks, Commerce has its favorite, the Proud Lake State Recreation Area. Located on the beautiful and scenic Huron River, Proud Lake State Recreation Area offers more than 4,700 acres of fun and recreation for the entire family. From fishing in the summer to cross-country skiing in the winter, it's all year fun at the campgrounds.

Anywhere you decide to live in Commerce will put you within a mile or closer to one of the many lakes. Most homeowners in Commerce always dream to have a lakefront home in Michigan. Most of the lakes are all sports with a few smaller lakes that don't allow motorized watercraft. The most popular all sports lakes are Union Lake, Commerce Lake, Lower Straits Lake, Middle Straits Lake, Lake Sherwood, Proud Lake, and Wolverine Lake.

Springbrook Meadows Neighborhood of Commerce Township Michigan

Springbrook Meadows in Commerce Township is newer neighborhood located in the heart of Commerce Michigan. The subdivision was developed in 1998. It is located just east of Union Lake road with access north off of Commerce road on a street called Greenlawn Avenue.

The location of Springbrook Meadows is ideal because the new highway M-5 is less than a mile away. Highway M-5 is now being extended to Oakley Park road with a completion date of mid 2009. Local shopping is within walking distance and includes Hillers Supermarket, Krogers, K Mart, CVS, and Walgreens. Those looking for fine dining would love the Commerce Grille located on Union Lake road.

The neighborhood consists of just 48 homes. Neighbors love the subdivision because it is one of those neighborhoods in Commerce where you walk down the sidewalks and you know everyone's name. There are only two streets Greenlawn and Arden.

Homes in the neighborhood vary in architectural style from Colonials to Cape Cods with a ranch or two. Most of the homes have 4 bedrooms although a few have 3 bedrooms. Square footage ranges from 1,700 square feet to almost 3,000 square feet. Home prices start at in the $250's. The homes are brick faced and vinyl siding on the three other sides. Everyone in the neighborhood keeps up their curb appeal. Association dues are only $350 for the entire year.

The school system is the nationally recognized Walled Lake Consolidated School District. The specific schools would be Keith Elementary, Clifford Smart Middle School and Walled Lake Northern High School.

Golf Manor Subdivision In Commerce Township Ideal For First Time Home Buyers

The Golf Manor Subdivision in Commerce Township is one of my favorite neighborhoods in Commerce Township. It is located next to Clifford Smart Middle School on the north side of Commerce Road, directly across from Edgewood Country Club, and just west of Union Lake Road. It's ideal for a first time home buyer because of the sidewalks, subdivision park, manicured lawns, and team spirit. It could also be an ideal place to call home for an empty nester who just wants to downsize to a nice family oriented neighborhood. Around Christmas there are holiday decorating contests, and ice cream socials in the summer. Architectural styles vary from tri-levels, ranches, colonials, cape cods, and bi-levels. Currently prices are down about 30% from where they were just a couple years ago. The average asking price right now is around $160,000. This seems to be one of Commerce Townships best values for affordable housing.

Most homes are tri-levels with two car garages, although some homes only have a one car garage. Every home has a basement and at least partially brick exterior. I can think of one home in the neighborhood that even has a handicap accessible elevator in the home that goes from the first floor to the basement. Contact me to see if this home is still available for sale.

They range in square feet from 1000 to 2,500 on the bigger cape cods and tri-levels. The homes were built in the early 1960's. The current president of the neighborhood is Janet Butler. The neighborhood publishes a quarterly newsletter to keep residents up to date with current activities. The annual association dues are only $35 each year.

I am known as the neighborhood specialist because of the number of homes I sell each year in the Golf Manor neighborhood.
