Waterfront home sales increased in October to 14 from a low in September of 7!!. And compared to October of 2010 there was a 35% increase in the number of homes sold in October 2011. Low and high sale prices can fluctuate dramatically due to waterfront homes being unique to themselves. One large sale or even 1 low sale can send the numbers askew.

A Visit to The Rising Sun Inn Outside Annapolis


Yesterday a girlfriend invited me to go with her to visit the Rising Sun Inn which is located nine miles north of Annapolis on Generals Highway. This historic building was built in 1753 and was given to the Anne Arundel Chapter of the Daughters of the Revolution (DAR) in 1916 by the then owner R. Thomas Williams with the understanding that it would be 'maintained as an historical spot and structure or museum'.

In 1980 the Anne Arundel Committee of the Maryland Historical Trust awarded DAR the Marjorie Murray Bridgeman Award for historical preservation in recognition of the Chapter's work in restoring and preserving the Rising Sun Inn. In 1985 the Rising Sun Inn was placed on the National Register of Historic Places.

Over the years the Inn has been used as a private residence and as a tavern where the small tap room remains intact. Inside the family of Jonas Green bequeathed a doll house replica of the Jonas Green House which is on display. Outside in the gardens you can find boxwoods which are believed to have been planted back in the Revolutionary period.

November 13, 2011, the day we visited, was the 100th anniverasary of the Anne Arundel Chapter of The Daughters of the Revolution. Tea and desserts were served and the Annapolis Town Crier was present to open the ceremonies.

The Rising Sun Inn is open for tours on the 2nd Sunday of each month from 1-4pm. Their address is 1090 General's Highway in Crownsville. You may also rent the building for small private parties

October 2011 Market Update for Heritage Harbour

With its wonderful location on the edge of Annapolis and the amazing amenities within; Heritage Harbour is the premier Annapolis 55+ community.

Heritage Harbour saw 6 more homes sold in October over September. The low sales price dropped in October but the average sales price rose. The number of homes available for sale remained just about the same. Days on market rose from an average of 89 days in September to an average of 148 days in October. There are 11 homes under contract, down by 4 over September.



As of today there are 51 homes, condos, or townhouses for sale.

12 homes sold in the month of October
0 homes available for rent

$150,000 Low Sales Price
$454,000 High Sales Price
$274,007 Average Sales Price

The good news is that with more sales in October the months of inventory dropped from 8 months in September to 4.25 months in October. This changes Heritage Harbour from a Buyers market to a Sellers market by number of homes sold against number of homes available.
