A good Website for our injured Vets

Hello,

This website focuses mainly on caring for our injured Veterans, but it has some really useful links as well. The URL ends in .mil, and I believe it is thus run by the DOD. Please pass this along to all you know who are serving, or have returned from deployments.

Please say a prayer for those men & women in uniform currently serving.

Please let me know what you guys think, good or bad.

Golf 3 of the top 21 rated public courses this winter. Advice?

Hello,

Bandon Dunes in Oregon has 3 of the top 21 rated courses you can play. I have never been there, don't know what to do when not golfing, and don't know where to stay. I have wanted to play there since the course opened, and the current winter special is making if affordable. Can anyone offer advice? What is the weather typically like in late December?

Great Golf Course in....Tacoma? Yes!

Hello All.

Several of us decided to take advantage of the wonderful weather yesterday to fit a round of Golf into our busy schedules. We had been talking for some time about playing Chambers Bay in Tacoma, but were always turned off by the expensive green fees, and the dis-belief that a PGA caliber coast existed in Tacoma. The course is hosting the 2015 US Open.

We took advantage of the off-season rates(~$70) and golfed there yesterday. All I can say is WOW, and that I will be going back. It is a true "links" style course in every sense of the word. The only course I have played that was similar was in Monterey, CA. Their staff is very polite and professional. I will be going back and recommend you check this place out before it explodes and you can't get a tee time.

Thanks

Marty

October Market Data, Silverdale

Hello all,

The final data for sales of single family homes in Silverdale for the month of October is out. Sold & Pendings tracked very closely with the previous month(14/14 pending, 14 sold Oct/15 for Sept). Number of homes on the market declined for a 3rd straight month to 114. (119 Sep, 132 Aug, 133 July). Currently 8.1 months of inventory is available based on both closed and pended sales.

The average sold price was $245,000, down from $305K last month(24% decline), and $317K last October(29% decline).

Median prices are more accurate, but a decline is still present. The median sold price was $254K, down from $310 last month(22% decline), and $308K last year(21% decline).

Thanks for reading.

When do you think the market is going to turn? Experts are predicting "next year."

October Market Data, Kitsap County

The October market data is out. First, the simple numbers to get us warmed up(all homes county wide): 228 homes sold, 227 went pending, and 2231 remain on the market(9.8 months of inventory). Sold & Pended homes tracked pretty closely in terms of volume over the last year. Homes on the market declined for a third straight month. Average sold price was $289,000, down from $351K last year(21% decline), and $316K last month(9.3% decline). This does not look very good, but when you look at the more accurate median prices, the data tells a less horrific story. Median sold home price for October was $253K, down from $280K(10% decline) last October, and $265K last month(4.7% decline).

I will pull more data and put it in my follow on blogs, but my initial hypothesis is that the numbers are being weighed down by the volume of homes selling less than $300,000 being a large percentage of sold homes.

Thanks and I'll get more info posted as soon as I sift through all the data.
