Every month our office takes a morning to go out and view our new homes for sale in Copperas Cove, and today we saw a great variety of homes priced from the $40,000's to the $200,000's.
This cutie at 503 Traci was a real standout in the very affordable homes category. It's been beautifully updated inside with attractive paint, contrasting trim, blinds, nice ceramic tile flooring in every room and hall, new bathroom fixtures, new kitchen cabinets, new countertops and new appliances. The one car garage has been converted to a living space, making this three bedroom, one and a half bath cutie about 1370 square feet. Priced at $73,500, this home in Copperas Cove will have payments that are significantly less than rent! (And it was barely lived in since all updates were done!)
If you are active duty or retired military, you can use your VA loan benefit and pay nothing down. Other buyers can use an FHA loan that requires a 3.5% down payment. Not sure if you qualify? Give me a call and we can talk it over. There's no charge to my buyer clients, EVER!
The Central Texas Home Builders Parade of Homes is in full swing and the first weekend was GREAT! Homes ranging from the $120,000's to over $1,000,000 were open this weekend for viewing, and will be open again NEXT weekend, also.
You can pick up a Parade of Homes magazine in any of the participating homes, and the Killeen Daily Herald is also publishing a small insert to the newspaper that has all the info about the homes. Homes are located in Copperas Cove, Killeen, Harker Heights, Belton and Nolanville.
One of the Killeen homes for sale by Jerry Wright Homes is his Austin Floorplan located in Cosper Ridge Estates. This is a GREAT location if you need to be close to the new Texas A&M Central Texas campus, to the airport, to West Ft. Hood or to main post or any of the hospitals!

I've been getting a lot of questions lately about the HAP program. There's a lot of talk floating around about it, and sellers are are wondering if they even qualify for any of the program benefits.
The Home Owners Assistance Program may be of help to certain Ft. Hood home owners who need to sell and need some financial assistance to do so, but figuring out of you qualify for help takes a bit of analysis.
One of the best features of HAP is that it is NOT a short sale, and it does not affect your VA loan eligibility nor your credit report!
The main issue with the program is that they have recently instituted a date limitation for PCS orders, which keeps a large group of deserving PCS sellers from getting help.
The restrictions come into play if you are making a PCS at least 50 miles from Ft. Hood. To qualify to sell your Ft. Hood real estate under the HAP program, you must have received orders PRIOR to 30 September 2010 but no earlier than 1 February 2006, AND have purchased your home PRIOR to 1 July 2006.
These restrictions mean that the program can't help you if your orders were issued after 30 September 2010. BUT, if your orders were prior to 30 Sept 2010, and you did purchase your house prior to 1 July 2006, it's worth exploring this program.
If you are a Wounded Warrior with at least a 30% disability, and you are being transferred to another location for more medical treatment, you qualify for this program with no limitation on dates.
A surviving spouse of a Wounded Warrior also qualifies for this program.
Certain civilians also qualify to use this program
The Homeowners Assistance Program worked very well for my clients, who included sellers who received orders prior to the September cut off, and sellers who were Wounded Warriors. I've closed several transactions using HAP, and all went very well! One homeowner even received an excess benefit refund after closing.
So what should you do if you think you may qualify? Contact a Killeen Ft. Hood real estate professional who has experience with the ins and outs of the HAP program! Reading all the requirements online is helpful, but having the advice of someone who has actually worked through several transactions with the government will be even more valuable. You'll get your home priced right, sold quickly and be on your way soon.

The Killeen Ft. Hood Real Estate Market Report saw 147 sales in January in the Single Family Homes and Single Family Homes on Acreage categories combined. Average sales price was $129,170. Median sales price was $115,000. List/Sell Ratio stood at 97% for this period, and Average Days on Market stood at 128 days.
Here's a breakdown of activity by Price Range:
Investors and first time buyers generated the activity in homes sold in this price range. Number of homes sold was 54. Average days on the market was 122 days. List /Sell Ratio was 90% and Average Sales Price was $63,314. Median Sales Price was $66,000. The pressure of investors and the number of foreclosures in this range drove the List/Sell ratio down.

This range showed good activity with 72 homes sold. Average days on the market was 129 days. Average Sales Price was $136,179. Median sales price fell at $66,000. List/Sell Ratio was 98%, which is a close average for this market.

The upper price range of the market has 21 total home sales in January in the Killeen Ft Hood Real Estate Market. Average days on the market was 141, while the List/Sell Ratio stood at 99%. Average Sales Price was at $274,484 and Median Sales Price came in at $230,000. The $200,000 to $249,999 range was especially strong with 14 closings for the month of January.

Les and I had lunch today in Killeen at Old Chicago, and I was totally IMPRESSED with their pizza! And not just the pizza! The whole menu looks great, the food appears fresh made, pizza is LOADED with sauce with fresh tomatos and about a megaton of melted ooey gooey cheese.
I had the Tuscan Steak Salad and Les had the buffet with those rich thick, gooey pizzas, calzones, breadsticks, mac n cheese with ham and I can't remember what else. He said two slices was about all he could handle because they were so huge! (And I sneaked a bite or two to be sure he knew what he was talking about!)
The service was fantastic, too. (Thanks, Kristin!) There's a sports bar in the front left of the building featuring 101 kinds of beer and plenty of TVs to cover all the sporting events. Even the dining room to the rear has strategically splaced TVs so you can keep up with the news and sports.
Lunch for the two of us was $21.57, which is about average for a restaurant ticket in Killeen. We will be back!
