The Time is Right for the Las Vegas Real Estate Market

I’m going to change from my traditional newsletter format this month to focus more on the some information I would like to share about the Las Vegas real estate market.

During the month of December, 40% of sales in all of the Las Vegas Valley were bank owned properties. The message is that the banks have become more realistic with pricing. This is an indication that the market is turning around.

On January 22nd, the interest rates were lowered ¾ of a percent. The media is reporting that another cut of up to ¾ of a percent is coming. Taking all of this into account, along with the jobs that are being created by $40 billion of construction on the strip, I’m seeing that we are in the right place at the right time for a recovery.

The key to job creation is affordable housing. That’s why the banks are doing the right thing by accepting reasonable offers for properties. The number of listings for Single Family Resale Homes in January was under 24,000. 90 days ago it was near 30,000.

This is not a call for everyone that was thinking of selling to put their house on the market because the prices are still down and you want to list when we are safely into the turn and inventory stabilizes.

Now, if you are a potential buyer this is the time to get serious and start looking at your options. Las Vegas will be well ahead of the rest of the country in the turn and you want to be educated about what’s out there for you. The people that have been at my open houses are renters that have been in Las Vegas from 6 months to 2 years with one of those new jobs and they are getting ready to buy. The time is right!

Good News for Future Las Vegas Real Estate Buyers.

I have some good news for future Las Vegas Real Estate Buyers.

We performed a search of statistics today and I wanted to share some information with you.

1. Today’s search showed that 2045 Las Vegas Homes have been reduced in price in the past 7 days.

2. New Las Vegas Home Builders have dropped prices up to 20% on their standing inventory and it’s making Las Vegas real estate very appealing.

3. Two listings in Las Vegas Golf Course communities have been dramatically reduced in price from their highs.

a. One in Spanish Trail that was originally listed for sale for $374,000 is now being offered by the home owner for $295,000 (a 21% price decrease) and

b. Another home in Rhodes Ranch Country Club on the golf course that was once listed for $900,000 was just put on the market by RE/MAX Central for $750,000 or a 17% price decrease from the market highs.

If you take the information listed above, combine it with the recent cuts in the prime rate with maybe another cut coming in the near future, interest in Las Vegas real estate will go up.

Let’s face it, Las Vegas is one of the most exciting cities in the world and is always reinventing itself so the interest in Las Vegas real estate is always high and when prices are right, it sells.
